Our roof survey service in N15
We inspect what can be seen safely: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. You do not need to do anything except give us access. Each defect we find is photographed and explained. We are frequently asked to look into gaps in the roof where coverings have gone and loose ridge or hip tiles, on flat roofs, lead flashings and ridges, hips and valleys.
We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes between one and two hours for most homes, depending on how many separate roofs there are.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.

Homes and roofs across N15
From Tottenham, Tottenham Green and South Tottenham to its smaller places, buildings across N15 have roofs of every age. Chimneys, valleys, flashings and gutters are typically where the work is.
We survey roofs across London and South East England, and N15 is part of that. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.
Tottenham Green: The streets around a church like Church of Holy Trinity are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Historic houses like Bruce Castle, about 0.9 miles north, show how far back building around Tottenham Green goes. Older homes in the area may have roofs that need matching materials when work is done.
DIY checks: what’s safe
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
Different roofs, different checks
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack. Leaning stacks and loose pots are recorded.
Why roofs fail
Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Lead is also a target for theft.
Look out for signs like these:
- Cracked mortar along the ridge
- Crumbling chimney pointing or cracked flaunching
- Lifted, split or missing lead flashings
- Cracked or blistered flat roof coverings
What happens if roof problems are left?
Without a survey, you are guessing at what the roof needs. You might pay for work that does not fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention.
Questions to ask before booking

Questions from N15
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.
Do you look in the roof space?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
How much does a roof survey cost in N15?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
