Landlords, agents and block managers in Tottenham Green

Letting agents and landlords in Tottenham Green book surveys as well as householders. A written report with photographs gives you a clear record of the roof, which helps you plan work between tenancies.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Drone roof surveys for homes and businesses in Tottenham Green

We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. We keep it in sight throughout, and well below the 120-metre height limit. Each flight is planned with the site and its surroundings in mind. Airspace and weather are checked before every flight. Safety comes first on every visit. We survey chimney stacks, valleys and parapet gutters and large and complex roofs, and people most often book us about eroded pointing on a chimney stack and vegetation in valleys and gutters.

London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Tottenham Green: your questions answered

Is drone flying allowed in Tottenham Green?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone can’t fly safely in strong wind or a downpour.

How do I find out if my home in Tottenham Green is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you survey in bad weather?

Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To find a day that suits you, call 07833 053749 or email us.

How do I book a survey in Tottenham Green?

It’s easiest to phone 07833 053749 or use the contact form. Let us know the address and a little about the roof. We survey on weekdays, Saturdays and Sundays.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Drone roof surveys in Tottenham Green: local notes

Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

If you own one of the older houses in the streets near Church of Holy Trinity, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Controlled parking zones are common in London, so mention any permit rules for Tottenham Green, along with any off-street space. Take a building like Earlsmead Primary School: thermal images can show where wet insulation sits under a big flat roof.

What a survey costs

A few things affect what a survey costs:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • The style of property, from a terrace to a block
  • Whether there’s a loft hatch, a shared roof or tricky access
  • When you need the report by
  • What made you get in touch

Photos help, if you have them. Pictures from ground level or a window are fine. To send them or to book, phone 07833 053749 or drop us an email.

How the survey works

Once we have finished looking, we write up our findings as a written report with photographs, sent to you by email. On timing, it normally takes about one to two hours at most homes, though large, tall or awkward roofs take more time. In Tottenham Green, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First, we check whether a drone is the right tool.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. We fly over the roof, keeping the camera on the property we’re surveying.
  4. We also look inside the loft space where it’s safe.
  5. Everything is written up, with the aerial photos and our advice.

Before we arrive

  • Mention any parking restrictions on your street
  • Make a note of anything you’d like us to look at
  • Move anything stored under the loft hatch

How to book

Why it is worth a survey now in Tottenham Green

On a tall building, problems are frequently found only when water comes in. By then, timbers, ceilings and insulation may be wet. A drone survey finds them sooner. In Tottenham Green, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Why book with us

  • Professional indemnity and public liability insurance
  • A written report with photos
  • Clear package prices, inc. VAT
  • Visits on any day of the week

See our cost guide or what we found on two real jobs.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Practical tips

A little preparation and a few simple habits help. Our tips:

  • Make sure there is room outside for the drone to take off
  • Book early if you are near an airport
  • Let us know the exact address when booking
  • Let neighbours know about the flight if your roof is shared

The report gives any roofer you ask to quote a clear brief. They’ll see exactly where each defect is.

Keep gutters, valleys and outlets clear, particularly in autumn. On tall buildings, use a professional with the right access equipment. Many leaks start with a blocked outlet.
