Drone Roof Survey in Greater London

Our drone roof survey service in Greater London

From the air, the outer surfaces are clear, but it cannot see inside. Where there is safe access, we look in the roof space too, since that’s where leaks and condensation often show first. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. Where the loft can’t be reached safely, we note it. We’re often asked to look into debris building up in hidden gutters and moss and weeds taking hold up top, across flat roofs on upper floors, chimney stacks and large and complex roofs.

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about one to two hours at a house, including the airspace and weather checks before take-off.

  1. First, we check the address for flight restrictions.
  2. We arrange any permission that’s needed before we fly.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. You receive a written report with photos and recommendations.

Drones, thermal imaging and roofs across Greater London

Airspace across Greater London varies from one address to the next. Every flight is checked first, and the weather has the final say.

Our area covers London and the South East, including Greater London. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.

London: With Mansion House about 1 mile north, the area around London has a long history. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. If you look after a shop, office or commercial unit, for example near Gabriel's Wharf, thermal images can show trapped moisture across a wide commercial roof.

Checking the roof from the ground

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Landlords, agents and block managers in Greater London

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

Different roofs, different checks

Valleys and parapet gutters

Hidden gutters and valleys sit out of sight. A drone shows linings, joints and build-ups of debris.

Large commercial roofs

Fragile roof sheets and roof lights can be dangerous to walk on. A drone keeps everyone off them.

What we’re asked to look at in Greater London

Not every roof can take a person’s weight. Older slates and tiles break easily, and fragile sheet roofs are dangerous to walk on. A drone lets us see them closely without touching them.

Signs worth acting on include:

  • Cracked slates and tiles out of sight from below
  • Damage after a storm that cannot be seen from below
  • Vegetation in valleys and gutters
  • Loose ridge and hip tiles

Why get it checked now?

Planning roof work without seeing the roof is a gamble. Our report shows the condition of each area, with recommendations prioritised by urgency where relevant. That helps you put the work in order.

What to check before booking

  • Will they check the loft as well as the outside?
  • What insurance they carry
  • What the survey won’t cover
  • Whether you can ask questions once you have the report

Common questions in Greater London

Do you hold CAA registration for the drone?

Yes. Our registration covers a Flyer ID and an Operator ID. We use a sub-250g drone.

What happens after the survey?

The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Are you insured?

We hold professional indemnity and public liability insurance.

Can you fly a drone in central London?

Parts of central London are restricted, including areas over Hyde Park, the City of London and the Isle of Dogs, where flights need permission from NATS. We check before every flight and seek permission where needed.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Let us know about it as you book and we’ll plan the survey around it.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
