About roof surveys in E98

We survey roofs in E98 and across London and South East England. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or email us. We survey clay and concrete tiles, flat roofs and natural slate, and common reasons people get in touch are cracked mortar along the ridge and leaking gutter joints and downpipes.

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Homes and roofs across E98

From East End of London to its smaller places, buildings across E98 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.

The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in E98 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.

East End of London: If you live near a park like Stepney Green Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings like St Mary and St Michael Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Different roofs, different checks

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. We’ll tell you if the flue needs a specialist.

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles. Rotten pegs and battens let tiles move.

Freeholders and residents’ companies use a roof report to plan and budget.

How we price roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Roof area
  • Extra roofs, like extensions, dormers or garages
  • Whether thermal imaging or a drone is needed
  • The package you choose: Basic, Standard or Premium

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Booking your survey

If you can, have these to hand when you contact us:

  • The style of property, from a terrace to a block
  • Any marks or damp showing indoors
  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Why roofs fail

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

People usually book a survey when they’ve noticed something like this:

  • Ridge tiles that have lifted or moved
  • Worn or blocked valleys
  • Cracked or blistered flat roof coverings
  • Loose chimney pots

Questions from E98

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

Do you look in the roof space?

Normally, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

How long will you be at the property?

Allow about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll confirm what to expect when we arrange the visit.

Can you look at a roof that is joined to next door?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Do you work in E98?
