About roof surveys in E1

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. We survey ridges, hips and valleys, flat roofs and clay and concrete tiles, and the problems we are asked to look at most are water stains on rafters and ceiling joists and loose chimney pots.

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. We email a report with photos and recommendations.

Homes and roofs across E1

Across E1, a good many older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

Our area covers London and South East England, including E1. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.

Shoreditch: If you live near a park such as Artillery Ground, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you let a flat or house near Shoreditch High Street station, the gap between tenancies is a good time to have the roof looked at.

How the survey changes by roof type

Natural slate

Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is frequently nail fatigue, and we say how widespread it looks.

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded.

What you can safely check yourself

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Faults hidden behind ceilings or boarding
  • Whether the roof structure meets design loads
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Leave it or get it looked at?

Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, so you can compare it next time.

What to check before booking

  • Their report turnaround times
  • Their drone registration, if they fly one
  • What follow-up you get after the report
  • Will they check the loft as well as the outside?

Signs you need a roof survey

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building.

Signs worth acting on include:

  • Cracked mortar along the ridge
  • Gaps in the roof where coverings have gone
  • Worn lead at chimneys and abutments
  • Valley linings that have cracked or split

Your questions about roof surveys in E1

What does a roof survey cost?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

How do I book a survey in E1?

The quickest way is to ring 07833 053749 or send us an email. Tell us the address and a little about the roof. We survey on weekdays, Saturdays and Sundays.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To arrange a date, phone 07833 053749 or send us an email.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do you test for asbestos?

No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and doesn’t include calculations.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
