Roof surveys in Canterbury
We survey roofs across Canterbury and the surrounding part of Kent, for buyers, homeowners, landlords and businesses. In a cathedral city with medieval streets, Victorian suburbs and modern estates, roofs vary enormously, and older ones can hide problems that are hard to spot from the ground. Our roof survey covers coverings, ridges, valleys, flashings, chimneys, gutters and the roof space where there is safe access.
If you’re buying, a pre-purchase roof survey gives you a closer look at the roof than a general home survey. For an older building with a long-running leak, our roof leak investigation traces where water is getting in.
Medieval streets, Kent tiles and Victorian suburbs
Canterbury Cathedral, St Augustine’s Abbey and St Martin’s Church together form a World Heritage Site, and the old city around them, much of it inside the medieval walls, has many listed buildings. Timber-framed and brick houses here often have steep clay tile roofs, including Kent peg tiles, with lead valleys, dormers and chimney stacks. These roofs can be centuries old, with timbers that have moved over time, so a careful survey looks at how the whole roof is behaving, not just the tiles.
Parts of the city were damaged by bombing in 1942 and rebuilt after the war, so post-war buildings sit next to much older ones. Outside the walls, Victorian and Edwardian terraces have slate or clay tile roofs and shared chimneys, and many are let to students. Further out are interwar, post-war and newer estates, with concrete tiles and flat-roofed garages and extensions.

Conservation areas, listed buildings and drone checks
Much of central Canterbury is a conservation area, and the city has a great many listed buildings. Changes affecting a listed building’s special interest need listed building consent, and re-roofing in a different material in a conservation area may need permission. Check with Canterbury City Council before planning work; our guide to roofs on listed buildings explains more. Our report describes what is there now, which helps that conversation.
A drone is often the safest way to see a steep, old roof up close. We fly a sub-250g drone as a CAA-registered drone operator (Flyer ID and Operator ID), check the Drone Safety Map for restrictions before every flight, and take care over privacy in close-packed streets.
Old roofs in Canterbury often combine lead valleys and flashings, timbers that have moved over the centuries and gutters hidden behind parapets. Small faults in these places can let water into old timbers for a long time before anyone notices, which is why we look closely at valleys, parapet gutters and the roof space wherever there is safe access.
Shops, offices, student housing and flats
Shops with flats above, offices, student housing and purpose-built blocks of flats across Canterbury often have flat roofs or complex older roofs with hidden gutters. Our flat roof survey checks membranes, upstands, outlets and rooflights, and our gutter survey covers parapet and box gutters.
With universities in the city, many landlords and letting agents use our landlord roof survey to record roof condition and plan maintenance between tenancies. For larger or more complicated roofs, a Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis, with a same-day report and an in-person consultation.

Questions from Canterbury
Can you survey a listed building inside the city walls?
Yes. We inspect what can be seen safely and report the condition. Any work to a listed building may need listed building consent, so check with the council.
Do you survey old Kent peg tile roofs?
Yes. We look for slipped or cracked tiles, failed pegs and fixings, sagging and problems at valleys, ridges and flashings.
Can you use a drone in central Canterbury?
Where it is safe and allowed. We check the Drone Safety Map first, take care over privacy and won’t fly in strong wind or rain.
Do you work for student landlords?
Yes. Our landlord roof survey records the roof’s condition so work can be planned between tenancies.
Is your survey a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 survey and not a structural engineer’s report.
Do you cover villages around Canterbury?
Yes. We survey roofs across Canterbury and the surrounding parts of Kent.
How much does a roof survey cost?
Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. Larger commercial roofs are quoted.
How long does a survey take?
Usually about 1–2 hours for a house and about 3–4 hours for a commercial roof. Larger or more complex roofs take longer.
