Roof surveys near Minster

Rented homes, blocks and businesses

Landlords and letting agents in Minster book surveys as well as householders. A written report with photographs gives you a clear record of the roof, which helps you plan work between tenancies.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.

How a roof survey works in Minster

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run on weekdays and at weekends, so it is easy to find a day that suits. If you are worried about worn or blocked valleys and water stains on rafters and ceiling joists, a survey will tell you what’s going on.

Semis and terraces in a town like Minster share roof details with the neighbours. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. We can only inspect what we have access to, so shared parts are reported as far as they can safely be seen. It helps to mention any shared stacks or gutters when you book.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes an hour or two at a typical home, with bigger or more complicated roofs taking longer. Most visits in a town like Minster start at the front of the house and work round to the back. The back garden is often where extensions, dormers and rear slopes are best seen. The loft comes next, where there’s safe access.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photographs and recommendations.

Before we arrive

  • For flats, check roof access has been agreed
  • Check the loft hatch can be reached
  • If it is not your property yet, arrange access through the agent

Why get it checked now?

A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Finding it early keeps the work smaller. On homes in Minster, the joint between an extension and the house is where a slow leak tends to start. Left for a few seasons, it can spoil plaster, skirting and flooring inside.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Common questions in Minster

Is the coastal weather around Minster hard on roofs?

It can do. Minster is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Does a conservation area affect roof work in Minster?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

How long will you be at the property?

Allow roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. We will give you an idea of timing when you book.

Can you inspect a terraced or semi-detached roof?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

Is Minster in your area?

Yes. We cover Minster and the rest of Kent. To book, call 07833 053749 or drop us an email.

Signs you need a roof survey in Minster

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

Things that often lead to a survey include:

  • Flashings that have come away from the wall
  • Gaps in the roof where coverings have gone
  • Loose chimney pots
  • Ridge tiles that have lifted or moved

Take an older house close to The Abbey Church Of St Mary And St Sexburga: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What a good roof survey covers

Roofs, chimneys and gutters in Minster

Minster lies within about 2 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you look after a building like Thistle Hill Academy, a written record of a large roof helps plan work for the holidays rather than in term time. Homes near green spaces such as Barton's Point Coastal Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

What we look for on each type of roof

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We look for the likely route in.

Natural slate

From the loft, we check the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs, and we note its condition.

How we price roof surveys

Several things affect the price of a survey:

  • Which survey package you book
  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • Commercial roofs and larger buildings

Roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

Booking your survey

You do not need to know any roofing terms. It is enough to tell us:

  • What’s prompted the survey
  • Any marks or damp showing indoors
  • Pictures of the roof from a safe spot, if you have them
  • Dates you are working to, such as exchange

You can call us seven days a week. For a price or to book, ring 07833 053749 or send us an email.
