How a roof survey works in Eastchurch

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run seven days a week, so it is easy to find a day that suits. Common reasons to book are slates or tiles that have slipped or broken and worn lead at chimneys and abutments, across flat roofs, chimney stacks and the roof space.

Somewhere as small as Eastchurch, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What affects the price in Eastchurch

Not every roof costs the same to survey, and it comes down to:

  • The height of the building and how the roof can be seen safely
  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, like extensions, dormers and garages
  • Any need for thermal images or a drone flight

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the exact price before you book.

Booking your survey

If you can, have these to hand when you get in touch:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Where water is showing inside, if it is
  • Pictures from the garden or a window, if you have them
  • Dates you are working to, such as exchange

We confirm the price for your roof before you book, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, call 07833 053749 or drop us an email.

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • A promise that the roof will not leak in future
  • Faults hidden behind ceilings or boarding
  • The condition of the rest of the building (that is a RICS home survey)

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

Roof types and parts we check

  • Ridges, hips and valleys
  • The roof space
  • Lead flashings
  • Flat roofs
  • Clay and concrete tiles
  • Natural slate
  • Chimney stacks

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Different roofs, different checks

Natural slate

Inside the loft space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Gaps in tile-hanging let water reach the wall behind.

What a roof survey looks like in Eastchurch

Eastchurch is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you let a flat or house near Queenborough station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Eastchurch Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Church of All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first.

Eastchurch is about 3 miles east of Minster, in Kent. In Eastchurch, as across Kent, every roof gets the same careful survey. Eastchurch is one of the places in Kent we cover. You can also see our page for Canterbury.

If you’re just outside Eastchurch, we cover Mud Row (1 mile east), Bay View (2 miles east), Warden (2 miles east), Minster (3 miles west) and Leysdown-on-Sea (3 miles east). Larger places within reach include Canterbury (13 miles south-east), Sittingbourne (7 miles south-west), Whitstable (8 miles south-east), Faversham (6 miles south), Herne Bay (12 miles east) and Davington (6 miles south).

FAQs for Eastchurch

Is my home in Eastchurch listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is the coastal weather around Eastchurch hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is Eastchurch in your area?

Yes. Our area covers London and South East England, Eastchurch included.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey is not a structural engineer’s report.

Do you carry out asbestos surveys?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What does a roof survey cost?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. You get a report with photographs and recommendations.

Landlords, agents and block managers in Eastchurch

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant in advance.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

The survey, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Eastchurch often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Preparing for the visit

  • Clear the way to the loft hatch
  • Let us know about any leaks, stains or damp patches you know of
  • Have any questions written down, so nothing gets missed
