Roof survey in ME12: how it works

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey natural slate, the roof space and clay and concrete tiles, and people most often book us about ponding, splits or blisters on flat roofs and loose chimney pots.

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point outside.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across ME12

From Minster, Sheerness and Halfway Houses to its smaller places, buildings across ME12 have roofs of every age. Chimneys, valleys, flashings and gutters are typically where the work is.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in ME12 are part of that picture. ME12 includes coastal places, where roofs take more wind and salt than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.

Minster: For site and facilities teams at buildings such as Thistle Hill Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to The Abbey Church Of St Mary And St Sexburga: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Why get it checked now?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We check them before they cause trouble.

What to check before booking

  • When you will get the report
  • What the survey won’t cover
  • Whether the inside of the roof is included
  • Whether VAT is added on top

Tips that help

Over many surveys, some simple habits stand out:

  • Mention any damp patches when you book
  • Keep a record of damp patches and dates
  • Watch for slipped slates after bad weather
  • Stay off ladders and the roof

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.

Different roofs, different checks

Chimney stacks

Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check. If a specialist is needed, we will say so.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped.

What we are asked to look at in ME12

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.

Typical things we’re asked to look at include:

  • Blocked, sagging or leaking gutters
  • Leaning or weathered chimney stacks
  • Worn or blocked valleys
  • Ponding, splits or blisters on flat roofs

Surveys for landlords and agents in ME12

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which can make access easier.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Questions from ME12

How do I arrange a roof survey in ME12?

The quickest way is to phone 07833 053749 or send us an email. Let us know the address and a little about the roof, and we’ll suggest the right survey. Surveys run on weekdays and at weekends.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Do you carry out asbestos surveys?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

Can you survey in bad weather?

Light rain does not normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
