Roof by roof

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Reflections from shiny surfaces can affect readings, which we allow for.

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. The camera can help show where to look.

About our thermal roof survey in Minster

Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when booking, and our report notes the conditions and how they affected what we saw. If you’re worried about patches of heat loss across the roof and wet insulation beneath the membrane, a survey will tell you what’s going on.

Before any drone flight in a town like Minster, the airspace is checked on the Drone Safety Map, including zones around airports and prisons. We fly a sub-250g drone and hold a CAA Flyer ID and Operator ID. Neighbours’ privacy is part of planning every flight. In the open category, flights stay under 120 m (400 ft) with the drone in sight.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Surveys for landlords and agents in Minster

We survey roofs for landlords and agents as well as homeowners. A report with photographs gives you a clear record of the roof, useful for planning maintenance.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A formal energy assessment
  • Structural calculations, which need a structural engineer
  • The condition of timbers we cannot see

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What our survey covers.

Prices for thermal roof surveys in Minster

Several things affect the price of a survey:

  • Whether you choose the Basic, Standard or Premium Survey
  • House, block, shop or office
  • Height and safe access
  • The roof’s overall size

Prices start from £400, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you are working to, such as exchange

Most bookings start with a short call: ring 07833 053749 or email us. The price is agreed before a date is set.

Common questions in Minster

What do I need to do before a survey in Minster?

Mostly, it is about access: the loft hatch, any locked gates and where to park in Minster. Tell us about known leaks or past repairs as well.

Do you cover Minster?

Yes, Minster is within the area we cover. We survey roofs across London and South East England. Just ring 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

Are you insured?

We are covered by professional indemnity and public liability insurance.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Does the report include photographs?

Yes. Photographs are taken throughout the survey, and they go into the written report.

Can you use a thermal camera on a sloping roof?

On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

Can you do a thermal survey in any weather?

The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for a house; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask. Parking in a town like Minster is typically simple, but let us know if there is a driveway or any restrictions. The inspection covers everything that’s safely in view from outside, from windows and from the loft space.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Getting ready for the survey

  • For flats, check roof access has been agreed
  • Clear the way to the loft hatch
  • If you are buying, let the agent know when we’re coming

Useful tips for Minster property owners

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:

  • Talk to us about the weather when booking
  • Leave the roof to people with safe access
  • Heat the home normally on the days before
  • Check the loft can be reached safely

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. Less standing water means less chance of it getting under the covering.

What a thermal roof survey looks like in Minster

Minster is within about 2 miles of the coast, and wind off the sea can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If your house is among the older ones in the streets near The Abbey Church Of St Mary And St Sexburga, thin or patchy insulation under an old roof often shows up clearly on a thermal image. If you look after a building such as Thistle Hill Academy, big roofs are where photos from the air and thermal images show the most at once.
