Thermal Roof Survey in Sheerness
A careful look at the roof at your property in Sheerness, with photographs and a written report.
- Damp patches with no obvious cause
- Water getting in at parapets and stacks
- Cold spots on ceilings under the roof
Thermal roof survey in Sheerness: what you get
A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves frequently show up as temperature differences. It works best when the building is heated and it’s colder outside. The report shows the images and explains what they may mean. It isn’t an energy rating or a heat loss calculation. If you’re worried about water getting in at parapets and stacks and moisture around outlets and upstands, we can find out what’s behind it, whatever the roof.
Even in a smaller place like Sheerness, there may be airfields or restrictions nearby, so every drone flight starts with a check of the Drone Safety Map. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How the survey changes by roof type
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.
Pitched slate and tile roofs
Thermal images of a pitched roof can still show heat loss patterns and some damp areas. We explain what can and can’t be read from them.
What affects the cost of thermal roof surveys
Our packages start from £150, with VAT included. What you pay for your roof depends on:
- The height of the building and how the roof can safely be seen
- Whether you choose the Basic, Standard or Premium Survey
- Extra roofs, like extensions, dormers or garages
- The use of thermal imaging or a drone
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.
What to tell us when you get in touch
Here’s what helps us most when you contact us:
- Dates you are working to, such as exchange
- Photos of the roof, taken safely from ground level or a window
- How the loft is reached, if there is one
- The address and postcode of the property
Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
How the survey works
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. A visit to a smaller place like Sheerness is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- You let us know about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
Preparing for the visit
- Let us know about parking before the day
- Point out any leaks or damp patches
- If you are buying, check with the agent that we can get in

Sheerness: your questions answered
Do you cover Sheerness?
Yes, Sheerness is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or drop us an email and let us know about the property.
Does a conservation area affect roof work in Sheerness?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
What happens after the survey?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.
How long is the visit?
Time on site depends on the roof; most visits take roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. The written report follows by email.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
Thermal roof surveys in Sheerness: local notes
Sheerness lies within about 1 mile of the sea, and wind off the sea can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
Anyone responsible for a site like Rose Street Primary School will know that thermal images can show where wet insulation sits under a big flat roof. For an older house near a landmark such as Parish Church of the Holy Trinity, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.
Sheerness is about 7 miles north of Sittingbourne, in Kent. Sheerness gets the same service as everywhere else we work: a close look at whatever is safely visible, photographs and a clear written report. Our area takes in places right across Kent, large and small. You can also see our page for Maidstone.
We work across ME12 for thermal roof surveys and the streets around it. If you need a thermal roof survey at a property on High Street, Granville Road and Millennium Way or a nearby road, we can help. You’ll find Sheerness on the A249 and A250, so it’s easy for us to get to. If you are just outside Sheerness, we cover Blue Town (1 mile north-west), Halfway Houses (1 mile south-east), Queenborough (2 miles south), Rushenden (2 miles south-west) and Grain (2 miles north-west). Larger places within reach include Sittingbourne (7 miles south), Whitstable (13 miles south-east), Faversham (10 miles south-east), Davington (10 miles south-east), Foley Park (15 miles south-west) and Preston (10 miles south-east).
Local landmarks in Sheerness
In Sheerness, that means homes and buildings near Oasis Academy Isle of Sheppey, Barton's Point Coastal Park and The Crown pub and the streets around them. There is a railway station in Sheerness itself: Sheerness-On-Sea station. Other landmarks nearby include Rose Street Cottage of Curiosities (less than half a mile north).
Why get it checked now?
Once insulation under a membrane is wet, it tends to stay wet. In time, it stops insulating properly and can damage the deck. Finding them early can mean a smaller job. In a smaller place like Sheerness, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more.

Tips that help
Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:
- Remember the conditions on the day affect the results
- Photograph damp patches with the date
- File the images with your roof records
- Leave the roof to people with safe access
The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.
After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.
When you need someone else
A survey is a careful look at the roof, but it cannot do everything. The main limits are:
- Readings unaffected by sun, shade or reflections
- Whether the deck or roof structure is strong enough
- Proving moisture from the images alone
If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before you book. What a survey covers and doesn’t.
