Thermal Roof Survey in Kent

Wherever you are in Kent, our roof surveyors can carry out thermal roof surveys. Written reports with photos, and surveys on weekdays, Saturdays and Sundays.

Need a thermal roof survey in Kent?

Thermal roof surveys across Kent: what to expect

Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It’s important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey loft conversions, flat roofs and insulated roof spaces, and the problems we’re asked to look at most are areas losing heat at the eaves and junctions and moisture around outlets and upstands.

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Local landmarks in Maidstone

Around Maidstone, our work takes us to homes and buildings near Paper Makers Arms, Maidstone Grammar School and St Philip's Church and the streets around them. Also close by are River Len LNR (under half a mile north-east), South Borough Primary School (under half a mile south) and St Augustine Academy (1.2 miles west). The closest station to Maidstone is Maidstone West station, roughly 0.6 miles north-west of the centre. Well-known places in the area include Maidstone Carriage Museum (under half a mile north-west) and Oakwood Hospital (1.8 miles west). Open spaces near Maidstone include Burham Down and Boxley Hills.

Drones, thermal imaging and roofs across Kent

Airspace across Kent varies from one address to the next, with restriction zones around some airports and other sites. Each flight is planned against the Drone Safety Map and the forecast.

Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in Kent is checked with its age and materials in mind. Coastal parts of Kent can be windy, which matters for drone flights, as a small drone cannot fly safely in strong wind, so the weather on the day decides. Roofs there also face driving rain and salt air.

Maidstone: If you live in an older home near St Philip's Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps. With Stoneacre about 2.4 miles south-east, the area around Maidstone has a long history. Older roofs nearby can be steep and hard to see from the ground, and a survey from the air or with a thermal camera does not touch the roof itself.

What affects the cost of thermal roof surveys

A few things affect what a survey costs:

  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • The size of the roof
  • Whether you choose the Basic, Standard or Premium Survey

For a price for your roof in Kent, ring 07833 053749 or send us an email with the address and some details. We’ll confirm the figure before booking.

What to let us know when you get in touch

There is no need for technical words. It is enough to let us know:

  • Where water is showing inside, if it is
  • The reason for the survey, such as buying, a leak or storm damage
  • Any deadline, like an exchange date
  • The style of property, from a terrace to a block

We confirm the price for your survey before booking, so you know the cost up front. Our price is from £400, including VAT. To book, phone 07833 053749 or use the contact form.

How the survey changes by roof type

Loft insulation

The difference is clearest when the home is heated and it is cold out. Our report notes how the conditions affected the images.

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We combine a visual check of cracks with the thermal images around them.

Landlords, agents and block managers in Kent

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which helps when tenants work during the week.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • A structural engineer’s assessment
  • Reliable images in rain, strong wind or on a wet roof surface
  • An energy rating for the building

Practical tips

There is plenty you can do without going near the roof. Here’s what helps most:

  • Check the loft can be reached safely
  • Keep a record of when stains appear
  • Take photos of stains as they appear, so we can compare
  • Talk to us about the weather when booking

If the images suggest moisture that cannot be confirmed, we will say what would help next, such as electronic leak detection or opening up a small area.

Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.

Kent: your questions answered

Will thermal imaging find my leak?

It frequently helps show where to look. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings, as the camera alone can’t prove a leak.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

Will the survey show heat loss through my roof?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it is warm inside and cold outside. Where we can reach the loft safely, we check there too.

What does a thermal roof survey show?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

Does thermal imaging work on slate and tile roofs?

It can help, but the results are often less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it is safe.

Does the report include photos?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
