Roof surveys across CT9: what to expect
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We survey ridges, hips and valleys, natural slate and flat roofs, and the problems we’re asked to look at most are gutters that overflow in heavy rain and worn lead at chimneys and abutments.
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
How our prices work
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Landmarks near Margate
Around Margate, our work takes us to homes and buildings near Parish Church of St John the Baptist, Salmestone Primary School and Hartsdown Academy and the streets around them. The nearest railway station is Margate station, roughly 0.6 miles north-west of the centre. Other landmarks nearby include Westwood Cross (1.6 miles south) and Queen Elizabeth the Queen Mother Hospital (within half a mile south-east). The countryside around Margate includes Sandwich and Pegwell Bay.
Roofs, chimneys and gutters across CT9
Across CT9, lots of older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.
Several airports in London and South East England have flight restriction zones around them, so every drone flight in CT9 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it. Parts of CT9 are coastal, so wind can decide whether a drone flies or a roof can be reached safely. A windy forecast can mean a change of date.
Margate: If you let a flat or house near Margate station, a dated record of the roof is useful when planning maintenance across a let. Quex Park lies about 2.9 miles west, so building around Margate goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.
How we price roof surveys
Our packages start from £150, inc. VAT. The price for your roof depends on:
- How tall the building is and how easy the roof is to see
- Extra roofs, like extensions, dormers or garages
- The use of thermal imaging or a drone
- Basic, Standard or Premium
Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
What we need to know
We’ll normally ask about:
- Why you want a survey: buying, a leak, a storm or new work
- Pictures of the roof from a safe spot, if you have them
- The property’s address and postcode
- The type of building and roof, such as pitched or flat
If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you are ready.
Checking the roof from ground level
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Why get it checked now?
Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft.
What to check before booking
- Are they insured for the work?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What exactly goes into their report
- Will they check the loft as well as the outside?
Why roofs fail
Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead is not unusual either, as thieves target it.
Typical things we are asked to look at include:
- Water stains on rafters and ceiling joists
- Worn or blocked valleys
- Slipped, cracked or missing slates and tiles
- Crumbling chimney pointing or cracked flaunching
Landlords, agents and block managers in CT9
Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.
Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey seven days a week, which can make access easier.
