Roof surveys across CT8: what to expect

Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey ridges, hips and valleys, the roof space and natural slate, and common reasons people get in touch are debris building up in roof valleys and loose ridge or hip tiles.

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours at most homes; commercial roofs usually need 3–4 hours.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from each safe vantage point outside.
  4. Inside, we check the loft space where there’s safe access.
  5. We email a photo-illustrated written report and recommendations.

What affects the price in CT8

Westgate-on-Sea has its own railway station: Westgate-On-Sea station. Roofs, chimneys and gutters across CT8

CT8 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in CT8.

Autumn and winter storms across the South East find any loose slate, tile or ridge. In CT8, as elsewhere, exposed details are where damage shows first. Near the sea in CT8, roofs face stronger wind and salt-laden air, which wears metal fixings and flashings faster. Ridges and verges facing the sea are worth checking after every big storm.

Westgate-on-Sea: For site and facilities teams at buildings such as St Saviour's Church of England Junior School, large buildings have long gutter runs and big roofs that need checking like any other. With Quex Park about 1.2 miles south-west, the area around Westgate-on-Sea has a long history. Older homes in the area may have roofs that need matching materials when work is done.

Leave it or get it looked at?

Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. A survey tells you what actually needs attention.

What to check before booking

  • How much experience they have with roofs like yours
  • Their drone registration, if they fly one
  • What insurance they carry
  • What happens after the report arrives

How the survey changes by roof type

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are looked at. We note any lean or loose pots.

Flat roof coverings

A felt roof often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We look at how the covering is wearing.

Why roofs fail

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

Most people get in touch after spotting something like this:

  • Worn or blocked valleys
  • Ponding, splits or blisters on flat roofs
  • Gaps in the roof where coverings have gone
  • Water stains on rafters and ceiling joists

Prices for roof surveys in CT8

All our prices include VAT. The things that change the price are:

  • Whether it is a home or a commercial building
  • The use of thermal imaging or a drone

What we need to know

Getting the details right at the start saves time. Please include:

  • The address and postcode of the property
  • Anything about access we should know
  • Dates you are working to, such as exchange
  • Photos of the roof, taken safely from the ground or a window

Most bookings start with a short call: phone 07833 053749 or drop us an email and we will ask a few questions about the roof. You’ll have a price before anything is arranged.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Your questions about roof surveys in CT8

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

How do I arrange a roof survey in CT8?

To book, phone 07833 053749 or send us an email and tell us the address and what you need to know. We’ll confirm the price and find a day that suits.

Can you survey a roof I share with a neighbour?

Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.
