FAQs for Westgate-on-Sea
How do I find out if my home in Westgate-on-Sea is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Can you fly a drone over a roof in Westgate-on-Sea?
Typically it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
How long will you be at the property?
Expect it to take roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. The written report follows by email, on the timescale of your package.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
Do you take photos of the roof?
Yes. We photograph the roof as we go, and they go into the written report.
What happens next?
We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
About our drone roof survey in Westgate-on-Sea
Drones need reasonable weather. We do not fly in strong wind or heavy rain, because the drone has to stay safely under control. If the weather turns, we will agree another day or inspect what we can by other means. The forecast is checked ahead of the visit and again on the day. Light wind and dry weather give the clearest close-up photos. A short delay is better than a rushed flight. If you are worried about outlets choked with leaves and silt and slipped or missing slates on a high roof, we can find out what’s behind it, on chimney stacks, valleys and parapet gutters and large and complex roofs alike.
Older cottages and houses around Westgate-on-Sea may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What this survey cannot tell you
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Anything inside the loft or under the coverings
- A structural engineer’s report
- Neighbouring roofs the owner hasn’t asked us to survey
If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. The full list of what we check.
What this survey covers
- Valleys and parapet gutters
- Tall and steep roofs
- Flat roofs on upper floors
- Large and complex roofs
- Fragile roofs
- Chimney stacks
How it works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Being in a smaller place like Westgate-on-Sea doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- We start with the address and what you’d like checked.
- Airspace restrictions are checked and permission sought where needed.
- Before take-off, the wind, the weather and the launch spot are looked at.
- We fly the sub-250g drone close to the roof and photograph each area.
- We email the report with close-up photos and recommendations.
Getting ready for the survey
- Tell us where we can park nearby
- If you’re buying, let the agent know when we’re coming
- Move anything stored under the loft hatch

Advice
What a drone roof survey looks like in Westgate-on-Sea
Westgate-on-Sea is within about 1 mile of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. Historic houses such as Quex Park, about 1.2 miles south-west, show how far back building in the area around Westgate-on-Sea goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you run a business near Westwood Cross, a commercial roof can be photographed from above without anyone walking on it. If yours is one of the older homes in the streets near Church of St Saviour, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What a survey costs
Several things affect the price of a survey:
- If the survey needs thermal imaging or a drone

- Which survey package you book
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You will know the price for your survey before booking.
Helping us price your survey
The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:
- How the loft is reached, if there is one
- Your timetable, such as an exchange date
- The type of building and roof, such as pitched or flat
- Pictures from the garden or a window, if you have them
Every survey is priced before it’s booked, so you know the cost up front. Our price is from £400, including VAT. For a price for your roof, ring 07833 053749 or email us.
DIY checks: what’s safe
It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Common roof problems in Westgate-on-Sea
Large roofs take a long time to see on foot. A drone can photograph a large roof methodically. You see the whole roof, not just the parts near an access point.
It is worth booking a survey if you’ve seen:
- Cracked mortar along the ridge
- Standing water on a flat roof
- Outlets choked with leaves and silt
- Coverings that have slipped high up on the roof
Take a building like St Saviour's Church of England Junior School: a view from above covers a wide roof far faster than walking it.
