Common roof problems in Westgate-on-Sea

Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.

Here are some of the things we see often:

  • Unused flues sealed without airflow
  • Lifted or split lead flashings
  • Gaps in the mortar around the pots
  • Pots or cowls that look unsafe

For site and facilities teams at buildings such as St Saviour's Church of England Junior School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What to check before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • When you will get the report
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether the loft space is looked at, where there is one

About our chimney survey in Westgate-on-Sea

Many homes have chimneys that are no longer used. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. We survey brick chimney stacks, shared and party-wall stacks and flaunching, and common reasons people get in touch are eroded joints in the brickwork and a stack that appears to lean.

Around Westgate-on-Sea, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Westgate-on-Sea questions

Does a conservation area affect roof work in Westgate-on-Sea?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Westgate-on-Sea?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

What do you check on a chimney?

The whole stack, as far as it can be seen safely: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

How it works

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Parking around Westgate-on-Sea is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. You get a report with photographs and our recommendations.

Before we arrive

  • Leave a clear route to the loft
  • Have keys ready for side gates, garages or roof access doors
  • Let us know where we can park nearby

Getting a price

Local roofs in Westgate-on-Sea

Westgate-on-Sea lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Historic houses such as Quex Park, about 1.2 miles south-west, show how far back building in the area around Westgate-on-Sea goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you run a business near Westwood Cross, knowing the roof’s condition lets you budget for work rather than pay for emergencies. For an older house near a landmark such as Church of St Saviour, old fixings, lead flashings and tall chimneys are typical of older roofs.

What this survey cannot tell you

It is useful to know what a survey will not do before you book:

  • Hidden damage within the stack
  • Hidden sides of a shared stack
  • Gas safety checks, which need a Gas Safe registered engineer
