Independent chimney surveys in Canterbury

For landlords and managing agents

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant in advance.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Chimney survey in Canterbury

For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. We are often asked to look into bricks with flaking faces and unused flues sealed without airflow, across flaunching, brick chimney stacks and chimney breasts.

A place the size of Canterbury has roofs of every age and type, with slate on older terraces, tiles on later houses and flat roofs on extensions, flats and shops. Typical faults range from slipped slates and cracked ridges to tired flashings, chimneys and blocked gutters. Knowing which you have shapes the survey.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Canterbury questions

Do you survey roofs for landlords with property near Canterbury East station?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or send us an email with the address and what you need.

Do you carry out roof surveys in Canterbury?

We do. Every survey there gets the same written report with photographs.

Which days do you carry out surveys?

Surveys run on any day of the week. To arrange a date, phone 07833 053749 or email us.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

How do I book a survey in Canterbury?

The quickest way is to ring 07833 053749 or use the contact form. Give us the address and some details about the roof. We survey on weekdays and at weekends.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What we cannot see

Before booking, it’s worth knowing what a survey won’t do:

  • Structural calculations for a leaning stack
  • Whether the flue is safe to use
  • Hidden damage within the stack

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What our survey covers.

What this survey covers

  • Lead flashings
  • Chimney breasts
  • Chimney pots and cowls
  • Flaunching
  • Brick chimney stacks
  • Shared and party-wall stacks

What happens if roof problems are left?

Before deciding what to do with a redundant stack, a survey shows how it’s doing. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. For landlords in Canterbury, a roof defect left alone tends to become a tenant’s damp or leak complaint. Spotting it early is easier than dealing with water damage in an occupied home.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Why book with us

  • Two decades and more of roof surveys
  • Drone flown under a CAA Flyer ID and Operator ID
  • An independent view of the roof
  • Satisfaction rate of 98%

What a chimney survey looks like in Canterbury

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

For site and facilities teams at buildings such as St Peter's Methodist Primary School, large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church such as Church of St Margaret are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

What happens on the day

Safety comes first on every visit. We inspect what can safely be seen, and anything we cannot see is noted in the report. Most visits take about one to two hours for most houses, though large, tall or awkward roofs take more time. In busier parts of Canterbury, parking can be tight, so tell us about driveways, permits or nearby car parks, and for flats, mention stairs, lifts and shared entrances. The roof is inspected from ground level, from inside and, where it’s safe, from the roof itself, with the drone where it applies.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photographs and recommendations, is emailed to you.

Before the survey

  • Have any paperwork from past roof work to hand

Related advice

Do you need a chimney survey in Canterbury?

Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

Here are some of the things we see often:

  • Pots or cowls that look unsafe
  • Unused flues sealed without airflow
  • A stack that appears to lean
  • Bricks with flaking faces

If you run a business near Whitefriars Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
