Our roof survey service in CT1

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof, so they deserve a close look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We are often asked to look into worn or blocked valleys and ridge tiles that have lifted or moved, on the roof space, lead flashings and clay and concrete tiles.

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from each safe vantage point outside.
  4. Inside, we check the loft space where there is safe access.
  5. We email a written report with photos and recommendations.

Roof surveys across CT1: local notes

Across CT1, from Canterbury, Wincheap and Hales Place outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.

Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in CT1 are where it normally shows.

Canterbury: Trees in and around Bus Company Island shed leaves that can end up in nearby gutters. For landlords with property near Canterbury East station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Check the roof from ground level after storms
  • File the report with your home documents
  • Take photos of any leaks as they happen
  • Mention any damp patches when booking

Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether the roof structure meets design loads
  • Asbestos testing of any kind
  • The condition of the rest of the building (that is a RICS home survey)

Why roofs fail

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.

Things that often lead to a survey include:

  • Crumbling chimney pointing or cracked flaunching
  • Ponding, splits or blisters on flat roofs
  • Worn or blocked valleys
  • Condensation or damp timbers in the loft

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

FAQs for CT1

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Will the report say how many years my roof has left?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there is safe access. The report includes photos and recommendations.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
