About roof surveys in CT2

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey flat roofs, the roof space and lead flashings, and common reasons people get in touch are cracked or blistered flat roof coverings and worn lead at chimneys and abutments.

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

What you’ll pay

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Landmarks near Sturry

Around Sturry, our work takes us to homes and buildings near The Swan Inn, Spires Academy and Chequer's Wood and Old Park and the streets around them. Other local landmarks include Sturry Church of England Primary School (less than half a mile north-east), St Nicholas' Church (0.5 miles south) and Frank Montgomery School (1.2 miles east). Sturry has its own railway station: Sturry station. A little further out are Canterbury Roman Museum (2.6 miles south-west) and St Martins Hospital (2.1 miles south). The countryside around Sturry includes West Blean and Thornden Woods.

Roofs, chimneys and gutters across CT2

CT2 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in CT2.

Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles. Each roof in CT2 is checked with its age and materials in mind. CT2 includes coastal places, where roofs take more wind and salt than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.

Sturry: If you live in an older home near St Nicholas' Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Living close to Chequer's Wood and Old Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Useful tips for CT2 property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Do not climb onto the roof yourself
  • Look for debris in the garden after high winds
  • Tell us about any leaks or stains you’ve seen
  • Move stored items away from the loft hatch

File the report with your other home documents. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Look at your roof from the ground after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.

What this survey cannot tell you

To be straight with you, a roof survey has limits:

  • How the roof will behave in every kind of weather
  • Confirmation of asbestos in soffits or cement sheets
  • Whether the roof structure meets design loads

How the survey changes by roof type

Chimney stacks

We check the stack itself, not a flue, gas or sweep inspection. We will tell you if the flue needs a specialist.

Natural slate

From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.

How we price roof surveys

All our prices include VAT. What changes the price is:

  • If the survey needs thermal imaging or a drone
  • The shape of the roof and its details
  • The package you choose: Basic, Standard or Premium
  • Height and safe access

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What to let us know when you contact us

What helps most when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work
  • The property’s address and postcode
  • Any photos you have, taken from the ground or a window
  • What kind of property and roof it is

A quick phone call is normally the easiest start: ring 07833 053749 or drop us an email. The price is agreed before a date is set.

Signs you need a roof survey

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Missing lead isn’t unusual either, as thieves target it.

Signs worth acting on include:

  • Crumbling chimney pointing or cracked flaunching
  • Flashings that have come away from the wall
  • Standing water on a flat roof
  • Valley linings that have cracked or split

FAQs for CT2

How long does the visit take?

Allow about 1–2 hours for most homes, depending on how many separate roofs there are. We’ll give you an idea of timing when you book.

What if it rains on the day?

A survey can usually go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

Do you go up on the roof?

Only where it’s safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

What’s the best way to book?

To book, ring 07833 053749 or send us an email and tell us the address and what you want to find out. We will confirm the price and agree a day with you.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
