How a roof survey works in Kent

Our roof surveys cover Kent and the wider South East. Visits run seven days a week. We are insured for professional indemnity and public liability, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you are ready to book, phone 07833 053749 or send us an email. We are often asked to look into debris building up in roof valleys and loose ridge or hip tiles, across lead flashings, natural slate and flat roofs.

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes roughly 1–2 hours at most homes, or half a day or so for a commercial building.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Around Maidstone

Locally, jobs take us to homes and businesses close to Paper Makers Arms, Maidstone Grammar School and St Philip's Church. Other local landmarks include River Len LNR (under half a mile north-east), South Borough Primary School (under half a mile south) and St Augustine Academy (1.2 miles west). Maidstone’s nearest station is Maidstone West station, about 0.6 miles north-west. A little further out are Maidstone Carriage Museum (under half a mile north-west) and Oakwood Hospital (1.8 miles west). For a walk, there is Burham Down and Boxley Hills.

Roofs, chimneys and gutters across Kent

From Maidstone, Ashford and Canterbury to smaller places, people across Kent use a roof survey to plan ahead. A report helps you sort small faults before they let water in.

Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in Kent. Where permission is needed, the flight waits for it. Parts of Kent are coastal, so the weather on the day matters more for drone flights and roof access. A windy forecast can mean a change of date.

Maidstone: Take an older house close to St Philip's Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Shop and office owners around The Mall Maidstone may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Checking the roof from ground level

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or use the contact form.

Why get it checked now?

Many roofs go years without anyone looking at them closely. A survey sets a baseline, so you can compare it next time.

Questions to ask before booking

  • Whether the price includes VAT
  • Are they insured for the work?
  • Whether any drone flown is registered with the CAA
  • Whether the roof space is looked at, where there is one

How the survey changes by roof type

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly.

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The size of the roof
  • Height and safe access
  • Any need for thermal images or a drone flight
  • Basic, Standard or Premium

For a price for your roof in Kent, call 07833 053749 or email us and tell us about the roof. The price is agreed before a date is set.

Helping us price your survey

If you can, have these to hand when you contact us:

  • What made you get in touch
  • Anything about access we should know
  • Pictures of the roof from a safe spot, if you have them
  • The style of property, from a terrace to a block

Booking is simple: just call 07833 053749 or email us and give us a few details about the property and we will explain which survey suits. We confirm the price before anything is booked.

Common questions in Kent

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Can you survey a roof I share with a neighbour?

Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

How much does a roof survey cost in Kent?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
