Roof surveys for Beltinge homes and businesses

Roof surveys for homes and businesses in Beltinge

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey chimney stacks, lead flashings and natural slate, and the problems we are asked to look at most are lifted, split or missing lead flashings and leaning or weathered chimney stacks.

In a smaller place like Beltinge, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Your questions about roof surveys in Beltinge

Do you survey roofs for landlords with property near Herne Bay station?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

Do you cover smaller places like Beltinge?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

What if it rains on the day?

Light rain does not typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.

What does a roof survey cost?

Roof survey starts from £150, including VAT. You will know the exact price before booking, and it depends on the roof’s size, access and the package you choose. For a price, phone 07833 053749 or drop us an email.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

What a roof survey looks like in Beltinge

Beltinge is within about 1 mile of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Living close to Bishopstone Cliffs is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For an older house near a landmark such as Church of St Bartholomew, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Reculver Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Different roofs, different checks

Natural slate

Natural slate can last 100 years or more, but its nails often corrode first. Slipped, cracked and missing slates are all noted.

Concrete interlocking tiles

Mortar at ridges and verges frequently cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

What this survey cannot tell you

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Whether the roof structure meets design loads
  • How the roof will behave in every kind of weather
  • What’s under the slates, tiles or felt

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Chimney stacks
  • Flat roofs
  • Lead flashings
  • Natural slate
  • The roof space

How the survey works

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes an hour or two for a house, and longer for a large or complex roof. With a bit of garden around a house, as there often is around Beltinge, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint outside.
  4. Inside, we check the loft space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • Dig out any old roof reports or invoices
  • Buyers: confirm access with the estate agent or seller
  • Keep pets in another room

Booking a survey

Booking is simple: just call 07833 053749 or send us an email and give us a few details about the property and we’ll point you to the right survey. We confirm the price before anything is booked.

Why act early in Beltinge

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. We check them before they cause trouble. On a bungalow or cottage around Beltinge, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
