How a roof survey works in Herne Bay

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey ridges, hips and valleys, flat roofs and chimney stacks, and people most frequently book us about crumbling chimney pointing or cracked flaunching and standing water on a flat roof.

Semis and terraces in a town like Herne Bay share roof details with the neighbours. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. Shared parts are looked at as far as they can be seen safely from the property we’re surveying. Tell us when booking if you know of anything shared with next door.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Questions from Herne Bay

Do roofs near the sea, like those around Herne Bay, take more of a battering?

Often, yes. Within about 1 mile of the sea, as Herne Bay is, metal fixings wear faster and gales find any loose ridge or slate.

Can a landlord with a rental near Herne Bay station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you climb onto the roof?

Where it’s safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

What does a roof survey cost?

Prices start from £150, including VAT. You’ll know the price for the job before booking. For a price, ring 07833 053749 or drop us an email.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

How it works

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours at most homes, and longer for a large or complex roof. In Herne Bay, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. Tell us about any known leaks, past repairs or building work as you book, so time on site goes where it’s needed.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

  • Leave a clear route to the loft
  • Make sure pets are kept safely away
  • Have keys ready for side gates, garages or roof access doors

Roofs, chimneys and gutters in Herne Bay

Herne Bay is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Living close to Curtis Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If you own one of the older houses in the streets near Christ Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Different roofs, different checks

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded.

Chimney stacks

We look at the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we’ll say so.

Signs you need a roof survey in Herne Bay

Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.

These are some of the problems a survey can pick up:

  • Ridge tiles that have lifted or moved
  • Gutters that overflow in heavy rain
  • Leaning or weathered chimney stacks
  • Flashings that have come away from the wall

If you own a rental within reach of Herne Bay station, the gap between tenancies is a good time to have the roof looked at.

Questions to ask before booking

  • What experience they bring
  • Whether the inside of the roof is included
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Which parts of the roof they’ll actually see

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
