About our roof survey in Margate

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. We are often asked to look into ridge tiles that have lifted or moved and leaning or weathered chimney stacks, across the roof space, clay and concrete tiles and natural slate.

Around Margate, semis and terraces share chimneys, gutters and roof lines with the house next door. When a stack or gutter is shared, the problem may not be on your side alone. Shared parts are looked at as far as they can safely be seen from the property we are surveying. It is useful to mention any shared stacks or gutters when booking.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a roof survey doesn’t cover

Before you book, it is worth knowing what a survey won’t do:

  • What’s under the slates, tiles or felt
  • Asbestos testing of any kind
  • Whether the roof structure meets design loads

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

Roofs we survey in Margate

  • Lead flashings
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • The roof space
  • Chimney stacks
  • Flat roofs
  • Natural slate

What happens if roof problems are left?

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm. On a house in a town like Margate, wet loft insulation stops working and can stay damp for a long time. That is an extra cost on top of the roof work itself.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.

Why book with us

  • Professional indemnity and public liability insurance
  • Thermal imaging and drone inspection where they help
  • We hold a CAA Flyer ID and Operator ID
  • Visits on any day of the week

What affects the cost of roof surveys

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Extra roofs, like extensions, dormers or garages
  • If the survey needs thermal imaging or a drone
  • Commercial roofs and larger buildings
  • Whether you choose the Basic, Standard or Premium Survey

Roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

What we need to know

A little information up front helps. It’s useful to include:

  • Anything about access we should know
  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode
  • Photos of the roof, taken safely from the ground or a window

Getting a price is simple: just ring 07833 053749 or email us and give us a few details about the property and we will explain which survey suits. The price is agreed up front.

What happens on the day

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes about one to two hours at most homes, or half a day or so for a commercial building. A typical visit in Margate begins with the street side of the roof and then moves round the building. The back garden is often where extensions, dormers and rear slopes are best seen, so unlocked gates help. The loft comes next, where there’s safe access.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from each safe vantage point outside.
  4. Inside, we check the roof space where there is safe access.
  5. We email a report with photographs and recommendations.

Different roofs, different checks

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

Flat roof coverings

Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Watch for slipped slates after bad weather
  • Ask about a flat roof on an extension or garage too
  • Gather any paperwork for past roof work
  • Move stored items away from the loft hatch

Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

Roofs, chimneys and gutters in Margate

The coast is about 1 mile or less from Margate, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Quex Park, about 2.9 miles west, is one of the historic houses in the wider area around Margate. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near Parish Church of St John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings like Salmestone Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you run a business near Westwood Cross, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Margate questions

Can a landlord with a rental near Margate station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Does being near the coast affect roofs in Margate?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details when booking.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
