Roof surveys in Crawley
We survey roofs across Crawley and the villages around it, for buyers, homeowners, landlords and businesses. Most homes here are newer than in many Sussex towns, but post-war roofs are now well into middle age, and plenty have had extensions, dormers and new coverings along the way. Our roof survey covers the coverings, ridges, valleys, flashings, chimneys, gutters and the roof space where there is safe access.
Buyers usually book a pre-purchase roof survey after an offer is accepted and before exchange. If you have a leak, our roof leak investigation traces where water is getting in, which is often not right above the stain.
A new town built one neighbourhood at a time
Crawley was designated a new town in 1947 and was built as a series of neighbourhoods, each with its own shops. The earliest, such as West Green, Northgate, Langley Green and Three Bridges, date from the late 1940s and 1950s, with later neighbourhoods added through the following decades and Forge Wood the newest. Before the new town, there was an older market town around the High Street, and a few older buildings there and in surrounding villages still have clay tile roofs.
Many post-war homes have concrete interlocking tiles, low-pitched roofs, and flat roofs over garages, porches and rear extensions. By now the original underlay, battens and fixings are often old, even where the tiles still look sound, and many roofs have been re-covered at least once. On newer estates, our new roof snagging service checks for snags before the defects period ends. Our concrete tile roofs guide explains how they age.

Gatwick, drone rules and older buildings
Gatwick Airport is right next to Crawley, and its flight restriction zone covers a large part of the town. Flying a drone inside it needs permission from the airport. We fly a sub-250g drone as a CAA-registered drone operator (Flyer ID and Operator ID), check the airspace before every flight and ask for permission where it is needed. Where a drone can’t be used, we inspect from the ground, from windows and vantage points and from the roof space. Our guide to drone surveys near airports explains how it works.
Crawley also has conservation areas and listed buildings, including around the old High Street and in older villages nearby. If your home is one of them, re-roofing in a different material may need permission; check with Crawley Borough Council first.
Storms come through Sussex most winters, and roofs with tired fixings are often the first to lose tiles or ridge pieces. If yours has been damaged, our storm damage roof report records what is damaged, with photographs and our view of the likely cause. Your insurer decides the claim on its own policy wording.
Manor Royal, offices and blocks of flats
Manor Royal, Crawley’s main business district, has offices, industrial units and warehouses, many with flat roofs or metal sheeting. Our flat roof survey checks membranes, upstands, outlets, rooflights and drainage, and our gutter survey covers box gutters and downpipes.
Blocks of flats and shops with flats above often have flat roofs too. Landlords and managing agents use our landlord roof survey to record shared roofs and plan maintenance.

Questions from Crawley
Can you fly a drone in Crawley with Gatwick so close?
Only where it is allowed. Much of Crawley is inside Gatwick’s flight restriction zone, so we check the airspace and ask the airport for permission where needed, or use other vantage points.
Do you cover every Crawley neighbourhood?
Yes. We survey roofs across all of Crawley’s neighbourhoods and the villages around the town.
My 1950s house has concrete tiles. What should I look out for?
Slipped or cracked tiles, worn ridge mortar, old underlay and battens, and tired flashings. A survey shows what condition your roof is in.
Do you survey industrial units on Manor Royal?
Yes. We survey flat roofs, metal sheeting, gutters and rooflights on commercial buildings.
Is your survey a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 survey and not a structural engineer’s report.
When can you visit?
We carry out surveys on weekdays, Saturdays and Sundays.
How much does a roof survey cost?
Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. Larger commercial roofs are quoted.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, such as cement sheets or soffits on buildings from before 2000, and recommend a specialist asbestos surveyor checks before anything is disturbed.
