Roof survey in Charlwood, Surrey
Roof surveys in Charlwood, backed by more than 20 years’ experience. Every survey ends with a written report and photographs.
- Slates or tiles that have slipped or broken
- Loose ridge or hip tiles
- Standing water on a flat roof
Can I check my roof myself?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
Roof survey in Charlwood
We inspect everything that’s safely in view: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where it applies, a drone, for roofs that are hard to see well. You don’t need to do anything except give us access. Each defect we find is photographed and explained. Common reasons to book are debris building up in roof valleys and torn or sagging underlay, on ridges, hips and valleys, chimney stacks and flat roofs.
Somewhere as small as Charlwood, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What a roof survey does not cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The condition of the rest of the building (that is a RICS home survey)
- What’s under the slates, tiles or felt
- Asbestos testing of any kind
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and does not.
What we look at
- Natural slate
- Clay and concrete tiles
- Chimney stacks
- The roof space
- Ridges, hips and valleys
- Lead flashings
- Flat roofs
Common questions in Charlwood
Can you fly a drone over a roof in Charlwood?
The answer turns on the exact location and the conditions on the day. The flight restriction zone around Gatwick Airport covers Charlwood, or comes right up to its edge. We ask the airport for permission before flying there, and only fly if it’s given. A small drone cannot fly safely in high wind or heavy rain, and the rest of the survey doesn’t depend on the drone.
Will you come out to Charlwood?
Yes. Charlwood is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
How soon is the report ready?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Do you test for asbestos?
No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we will say so. We do not provide structural calculations.
How we price roof surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Extra roofs, like extensions, dormers or garages
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether it’s a home or a commercial building
- How tall the building is and how easy the roof is to see
All our prices include VAT. Roof survey starts from £150, including VAT. We confirm the price for your roof before booking.
Helping us price your survey
When you call or email, these details help:
- Pictures from the garden or a window, if you have them
- Access details, like a loft hatch or a shared roof
- The type of building and roof, such as pitched or flat
- What made you get in touch
To arrange a survey, phone 07833 053749 or email us and tell us the address and what’s prompted the survey. We’ll confirm the price before booking.
How it works
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Charlwood can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Preparing for the visit
- Keep pets in another room
- If the roof is shared, arrange access with whoever manages the building
- Mention any parking restrictions on your street
Getting a price
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or use the contact form with the details.

What happens if roof problems are left?
It’s easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. In a place like Charlwood, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Practical tips
You don’t need to be a roofer to help. Here’s what helps most:
- Check the roof from the ground after storms
- Mention any damp patches as you book
- Check we can open the loft hatch
- Keep a record of damp patches and dates
Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.
Do not block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

Roof surveys in Charlwood: local notes
Charlwood is inside, or right on the edge of, the flight restriction zone around Gatwick Airport. If the drone is used for your survey, permission from the airport is needed first, and the flight only goes ahead if it’s given. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
Landlords with a home close to Ifield station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Charlwood Village Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you run a business near County Mall, a roof report helps plan work around trading rather than after a leak.
