Roof survey in RH6: how it works

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey the roof space, lead flashings and ridges, hips and valleys, and the problems we are asked to look at most are ridge tiles that have lifted or moved and leaning or weathered chimney stacks.

Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours for most homes, depending on how many separate roofs there are.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Local landmarks in Horley

Around Horley, our work takes us to homes and buildings near Oakwood School, Horley Infant School and St Wilfrid's Church. The closest station to Horley is Horley station, roughly 0.8 miles south-east of the centre. Nearby you’ll also find Reigate Castle (4.5 miles north) and East Surrey Hospital (2.8 miles north). Open spaces near Horley include Reigate Heath.

Roofs, chimneys and gutters across RH6

RH6 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In RH6, as elsewhere, exposed details are where damage shows first.

Horley: If you own a rental within reach of Horley station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark like St Wilfrid's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What affects the cost of roof surveys

Several things affect the price of a survey:

  • Roof area
  • Whether it is a home or a commercial building
  • Which survey package you book
  • Height and safe access

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.

Getting in touch

You do not need to know any roofing terms. Just tell us:

  • When you need the report by
  • What’s prompted the survey
  • Where any leaks, stains or damp patches show inside
  • Whether there is a loft hatch, a shared roof or tricky access

Our phone lines are open seven days a week. For a price or to book, call 07833 053749 or use the contact form.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Different roofs, different checks

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Why roofs fail

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.

Things that often lead to a survey include:

  • Loose ridge or hip tiles
  • Blocked, sagging or leaking gutters
  • Worn lead at chimneys and abutments
  • Slates or tiles that have slipped or broken

Questions from RH6

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

Do you work in RH6?

Yes. Our area covers London and South East England, and that includes RH6.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

Do you test for asbestos?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you tell me how long my roof will last?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.
