What a roof survey looks like in Hookwood
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
Shop and office owners around County Mall may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you look after a building such as Manorfield Primary and Nursery School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Church of St Bartholomew: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Hookwood is about 1 mile south-west of Horley, in Surrey. In Hookwood, as across Surrey, every roof gets the same careful survey. Our area takes in places right across Surrey, large and small.
Surveys in RH6 work the same way as everywhere else we cover. We offer roof surveys to properties on Campbell Close, Mistley Gardens and Kennel Lane. Nearby, we also carry out roof surveys in Horley (1 mile north-east), Fernhill (2 miles east), Tinsley Green (2 miles south-east), Langley Green (3 miles south) and Shipley Bridge (3 miles south-east). Further out, we also cover Epsom (12 miles north), Redhill (5 miles north), Ewell (13 miles north), Reigate (5 miles north), Caterham (9 miles north-east) and Dorking (7 miles north-west).

Roof survey in Hookwood: what you get
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey chimney stacks, ridges, hips and valleys and clay and concrete tiles, and common reasons people get in touch are worn lead at chimneys and abutments and worn or blocked valleys.
Older buildings in small places like Hookwood may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Should I look at the roof myself first?
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Before and after the survey
A survey works best with a little help from you, before and after. Tips:
- Let us know about any leaks or stains you’ve seen
- Stay off ladders and the roof
- Hold on to the report for future surveys
- Take photos of any leaks as they happen
Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English, with recommendations.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
When you need someone else
A survey is a close look at the roof, but it can’t do everything. Its limits include:
- A full building survey of the property
- A structural engineer’s report
- Confirmation of asbestos in soffits or cement sheets
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

What we do, step by step
The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photos go into the written report. The visit typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere as small as Hookwood, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Before we arrive
- Make a note of anything you’d like us to look at
- Show us where any leaks or stains appear
- Mention any parking restrictions on your street

FAQs for Hookwood
Does a conservation area affect roof work in Hookwood?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you survey roofs for landlords with property near Horley station?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
Are you insured?
We are covered by professional indemnity and public liability insurance.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We check the parts we are given access to.
Do I need to be at home?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
How do I book a survey in Hookwood?
The quickest way is to ring 07833 053749 or email us. Let us know the address and a little about the roof. We survey on any day of the week.
Leave it or get it looked at?
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. For older village homes like those around Hookwood, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

How the survey changes by roof type
Natural slate
Many Victorian and Edwardian houses have slate roofs. Widespread slipping normally points to corroded nails, which we describe in the report.
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are looked at. We note any lean or loose pots.
