About our flat roof survey in Hookwood
A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. We survey felt flat roofs, EPDM rubber and mastic asphalt, and people most frequently book us about damaged trims at the roof edge and leaks around rooflights.
Older buildings in small places like Hookwood may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Flat roofs in Hookwood
Within a mile and a half or so of Hookwood there are several hotels, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If you live in an older home near Church of St Bartholomew, flat-roofed rear additions and dormers added over the years are worth checking. For hotels and guest houses around Hookwood, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition. If you let a flat or house near Horley station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
Hookwood is about 1 mile south-west of Horley, in Surrey. We carry out flat roof surveys in Hookwood for houses, flats, blocks and commercial buildings, with a written report and photographs every time. Across Surrey, we cover Hookwood and the places around it.

What else we do in Hookwood
What we look for on each type of roof
EPDM rubber
EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.
How it works
We do not take risks to get a closer look. We inspect what can be seen safely, and anything we cannot see is noted in the report. Most visits take about one to two hours at most homes, though large, tall or awkward roofs take more time. Somewhere like Hookwood needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Before the survey
- Move anything stored under the loft hatch
- Let us know about parking before the day
- Tell us about any leaks, stains or damp patches you know of

Advice
When you need someone else
In fairness, there are limits to any roof survey:
- A fixed date for when the roof will need replacing
- Structural calculations, which need a structural engineer
- Asbestos testing, which needs a specialist asbestos surveyor

What this survey covers
- Mastic asphalt
- Felt flat roofs
- Single-ply membranes
- EPDM rubber
- Upstands and outlets
- GRP fibreglass
Before and after the survey
These tips come from what we see on roofs every week:
- Plan a survey before the covering reaches the end of its usual life
- File the paperwork for the roof and any repairs
- Check that new brackets or units haven’t damaged the covering
- Ask contractors to protect the roof if they work on it
If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.
Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys typically lasts longer.
Surveys for landlords and agents in Hookwood
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.
We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the flat roof, with photographs.
FAQs for Hookwood
Will you come out to Hookwood?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is my home in Hookwood listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
How experienced are you?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
What happens next?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Can you survey in bad weather?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.
Is it a structural engineer’s report?
No. We are roof surveyors, not structural engineers, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.
How long does the survey take?
Time on site depends on the roof; most visits take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.
DIY checks: what’s safe
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
