How a flat roof survey works in Horley

Offices, shops, industrial units and blocks of flats often sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photos so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so it helps if you phone 07833 053749 or drop us an email with the address and a rough idea of the roof area. If you are worried about edge trims that have lifted or split and splits, cracks and crazing, we can find out what’s behind it, on single-ply membranes, GRP fibreglass and mastic asphalt alike.

Shops, surgeries, schools and small business units in towns like Horley frequently have flat roofs. They’re easy to forget until water comes through a ceiling tile. A survey, or electronic testing where the membrane suits it, shows what’s going on. Tell us who manages the building so access to the roof can be arranged.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Horley: your questions answered

Can you look at the flat roof of a hotel or office near Horley?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building.

Is my home in Horley listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we’re given access to.

Does someone need to be in?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

What a survey costs

We confirm the price for the job before booking. This is what makes a difference:

  • Extensions, dormers and garages with roofs of their own
  • The use of thermal imaging or a drone
  • The roof’s overall size
  • The shape of the roof and its details

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Getting in touch

Getting the details right at the start saves time. Please include:

  • Any marks or damp showing indoors
  • Dates you’re working to, such as exchange
  • The property’s address and postcode
  • How the loft is reached, if there is one

To arrange a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. We’ll confirm the price before booking.

How it works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take between one and two hours for a small flat roof at home, and longer for a large commercial one. A typical visit in Horley begins with the street side of the roof and then moves round the building. The back garden is often where extensions, dormers and rear slopes are best seen, so unlocked gates help. Then, if it can be reached safely, we look in the loft.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We view the roof from the ground, from windows and from the roof where it is safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Check we can get to the back of the property
  • Keep pets in another room
  • Move anything stored under the loft hatch

Advice

Flat roof surveys around Horley

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you let a flat or house near Horley station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For site and facilities teams at buildings like Horley Infant School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you run a hotel or guest house in or near Horley, a roof problem can mean rooms out of use, so it pays to find faults before guests do.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.

What a flat roof survey doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • What’s under the membrane without opening it up
  • Whether the deck or joists are strong enough
  • Whether old sheeting or boards contain asbestos

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.
