Epsom Flat Roof Survey
Surveys of flat roofs on homes, extensions and commercial buildings in Epsom, carried out by an experienced roof surveyor. You get a clear written report with photos.
- Cracked or split membrane
- Failed upstands where the roof meets a wall
- Leaks around rooflights
What we can’t see
Some things can’t be seen without opening up the roof, so a survey has limits:
- Whether old sheeting or boards contain asbestos
- What’s under the membrane without opening it up
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.

Flat roof survey in Epsom: what you get
Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so please call 07833 053749 or drop us an email with the address and an idea of the roof’s size. We survey GRP fibreglass, EPDM rubber and upstands and outlets, and common reasons people get in touch are splits and cracks in the covering and signs of deflection in the roof deck.
Houses around a town like Epsom frequently have a flat roof somewhere, over an extension, garage, porch or dormer. Older ones are often felt, which frequently lasts around 15–20 years, while newer ones may be EPDM rubber or GRP fibreglass. The usual warning signs are standing water, splits and edges coming away. Standing water days after rain frequently shows a flat roof needs attention.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

How the survey changes by roof type
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.
Single-ply membranes
Single-ply relies on its welded laps staying sound. We check seams, corners and the joints around outlets and upstands.
What happens on the day
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. It usually takes between one and two hours for a house, and about three to four hours for a commercial roof. A survey in Epsom needs access inside and out, including the loft hatch and any rooms with damp. If there’s a side gate or a rear garden, let us know how to reach it. Visits can be on weekdays, Saturdays or Sundays.
- You tell us about the roof, its covering if you know it, and any leaks.
- We view the roof from the ground, from windows and from the roof where it is safe to do so.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Where there’s safe access, we look at the ceilings and spaces below for signs of water.
- You get a photo-illustrated written report and our recommendations.
Getting ready for the survey
- Have keys ready for side gates, garages or roof access doors
- Make sure pets are kept safely away
- If the roof is shared, arrange access with whoever manages the building

Epsom questions
Is my home in Epsom listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
How should I get ready for a visit in Epsom?
Mostly, it is about access: the loft hatch, any locked gates and where to park in Epsom. It also helps to know about any leaks or earlier repairs.
Do I need to be at home?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Which flat roof coverings do you cover?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you do not know what your roof is, we will identify it on the day.
How soon will I get the report?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.
What’s the best way to book?
Just ring 07833 053749 or email us with the address. We will ask a few questions, confirm the price and agree a date.

Flat roof surveys around Epsom
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Fitznells Manor, about 1.3 miles north-east, is one of the historic houses in the wider area around Epsom. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If you own a rental within reach of Epsom station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you live in an older home near St. Barnabas Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you look after a shop, office or commercial unit, for instance near The Ashley Centre, a flat roof over a business is out of sight and out of mind until it leaks.

What affects the cost of flat roof surveys
To price your survey, we look at:
- Height and safe access
- The shape of the roof and its details
- Whether thermal imaging or a drone is needed
- House, block, shop or office
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
Booking your survey
Before you get in touch, it is useful to have:
- The property’s address and postcode
- Any marks or damp showing indoors
- Pictures from the garden or a window, if you have them
- What’s prompted the survey
Not sure which survey you need? The easiest way is to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
Checking the roof from the ground
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.
