Independent pre-purchase roof surveys in Epsom

Pre-purchase roof survey in Epsom

If you are buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company. We look at as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we look at that too where access allows. We survey clay and concrete tiles, the roof space and chimney stacks, and the problems we are asked to look at most are roof slopes that look uneven or sagging and standing water on a flat extension roof.

Around towns like Epsom, many houses have gained extensions, dormers, porches or garages, and many of those additions have flat roofs. The joints where a new roof meets an old wall or slope are a common source of leaks. On a purchase or a newly finished roof in Epsom, those junctions are high on the list.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put by urgency where it matters.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Let us know your exchange date when you book
  • Request records of any re-roofing
  • Book once your offer is accepted
  • For a flat, check who is responsible for the roof

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.

Common questions in Epsom

How should I get ready for a visit in Epsom?

Very little. Unlock side gates, keep pets in another room and dig out any invoices from past roof work.

Is my home in Epsom listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Epsom for pre-purchase roof surveys?

Yes, we do. We carry out pre-purchase roof surveys in Epsom, and the service is the same as everywhere else we work.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Will the roof report help me negotiate with the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.

Why it is worth a survey now in Epsom

Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage lets you deal with it as soon as you move in. A defect spotted early can be planned and budgeted for, while one found after water comes through typically has to be dealt with in a hurry.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We can help you choose the package that fits what you need to know.

Buying a home or a new roof in Epsom

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Fitznells Manor, about 1.3 miles north-east, is one of the historic houses in the wider area around Epsom. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. Take an older house close to St. Barnabas Church: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Epsom is about 12 miles south of Kensington, in Surrey. Wherever you are in Epsom, we can come and survey your property. Our area takes in places right across Surrey, large and small. For surveys nearby, see our London page.

What this survey cannot tell you

We only report what can be seen safely on the day, so there are some things a survey cannot cover:

  • Faults hidden behind ceilings, boards or coverings
  • Whether timbers meet design loads
  • Confirmation of asbestos in cement sheets or soffits

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before you book. The full list of what we check.

What this survey covers

  • The roof space
  • Lead flashings and valleys
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes about one to two hours at a typical house, with time for the loft where it can be reached. In Epsom, parking is rarely complicated, though it’s useful to know about driveways or restrictions. The inspection covers everything that’s safely in view from outside, from windows and from the roof space.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we’ll get in, including the loft.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • The size of the roof
  • How many separate roofs there are, like extensions, dormers and garages
  • House, block, shop or office

Every price we give includes VAT. Our price is from £150, including VAT. You will know the price for your roof before you book.

Booking your survey

There is no need for technical words. It is enough to let us know:

  • The type of building and roof, like pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work
  • Any deadline, like an exchange date
  • Where the property is, with the postcode

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or use the contact form.

Do you need a pre-purchase roof survey in Epsom?

Most viewings never get near the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.

Here are some of the things we see frequently:

  • Blocked or leaking gutters
  • Flashings that have lifted or split
  • Standing water on a flat extension roof
  • Cracked flaunching or crumbling chimney pointing

For landlords with property near Epsom station, a written report helps before buying a rental or paying for a new roof on one.
