Our roof survey service in KT17
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. Common reasons to book are worn or blocked valleys and water stains on rafters and ceiling joists, on chimney stacks, ridges, hips and valleys and natural slate.
We do not take risks to get a closer look. We inspect what can safely be seen, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours for most homes, depending on how many separate roofs there are.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.

Landmarks near Stoneleigh
We work in homes and buildings around The Parish Church of St John the Baptist, Ewell Castle School and Epsom and Ewell High School and the streets around them. Other local landmarks include The Station pub (under half a mile south), Hogsmill LNR (0.9 miles west) and Auriol Junior School (under half a mile north). There is a railway station in Stoneleigh itself: Stoneleigh station. Nearby you will also find Cockney Museum (within half a mile south-east) and Chessington Castle Hill (1.9 miles west). Open spaces near Stoneleigh include Kingston Hill Road area and The Lake.
Roofs, chimneys and gutters across KT17
Across KT17, from Epsom, Ewell and Nork outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are normally where the work is.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in KT17 are part of that picture.
Stoneleigh: Anyone responsible for a site like Auriol Junior School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Homes near green spaces such as Hogsmill LNR can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.
Prices for roof surveys in KT17
A few things affect what a survey costs:
- Height and safe access
- Commercial roofs and larger buildings
- How big the roof is
- If the survey needs thermal imaging or a drone
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
Helping us price your survey
To price your survey accurately, we will ask about:
- Whether there’s a loft hatch, a shared roof or tricky access
- The address and postcode of the property
- Where any leaks, stains or damp patches show inside
- Any deadline, like an exchange date
We confirm the price for the job before you book, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or email us.
Leave it or get it looked at?
Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right.
Before booking any surveyor
- How long the report takes to arrive
- Whether the loft space is looked at, where there is one
- Whether the price includes VAT
- How they plan to inspect the roof safely
When you need someone else
In fairness, there are limits to any roof survey:
- A promise that the roof will not leak in future
- What’s under the slates, tiles or felt
- The condition of the rest of the building (that’s a RICS home survey)
Roof by roof
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded.
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.
DIY checks: what’s safe
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.
FAQs for KT17
Do you need to get into the loft?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
Will you fly a drone over my roof?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the loft space.
Is this a RICS survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
What do you check on a roof survey?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. You get a written report with photos and recommendations.
How quickly will I get the report?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
