How a roof survey works in KT4

We survey roofs in KT4 and across London and South East England. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or use the contact form. We are often asked to look into gutters that overflow in heavy rain and flashings that have come away from the wall, on flat roofs, clay and concrete tiles and lead flashings.

When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey usually takes between one and two hours for a house, though large, tall or awkward roofs take more time.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

What you will pay

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Roof surveys across KT4: local notes

Older homes across KT4 often keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.

Several airports in London and the South East have flight restriction zones around them, so every drone flight in KT4 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given.

Worcester Park: Living close to Hogsmill LNR is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If you run a business near The Ashley Centre, a dated report on the roof is useful for planning and for any lease discussions.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.

Why roofs fail

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

These are some of the problems a survey can pick up:

  • Standing water on a flat roof
  • Loose ridge or hip tiles
  • Slipped, cracked or missing slates and tiles
  • Condensation or damp timbers in the loft

Why get it checked now?

Leaving it means relying on what you can see from ground level. You might pay for work that does not fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention.

Questions to ask before you book

  • Whether the roof space is looked at, where there is one
  • Their drone registration, if they fly one
  • What the report includes, and whether it has photographs
  • What happens after the report arrives

Different roofs, different checks

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in, and lead is a target for theft.

Chimney stacks

We check the stack itself, and it is not a flue or gas safety check. We’ll tell you if the flue needs a specialist.

What affects the cost of roof surveys

To price your survey, we look at:

  • Whether thermal imaging or a drone is needed
  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Getting in touch

A little information up front helps. Please include:

  • What made you get in touch
  • Access details, like a loft hatch or a shared roof
  • What kind of property and roof it is
  • Any marks or damp showing indoors

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.

Your questions about roof surveys in KT4

Can you inspect my roof with a drone?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
