Chimney surveys in Worcester Park

How a chimney survey works in Worcester Park

On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. Everything is written up with photos and our recommendations. If you are worried about eroded joints in the brickwork and unused flues sealed without airflow, a survey will tell you what’s going on.

Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Worcester Park are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. Most visits take between one and two hours for most houses, with bigger or more complicated roofs taking longer. In Worcester Park, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. You get a written report with photos and our recommendations.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Worcester Park: your questions answered

Will parking be an issue for a roof survey in Worcester Park?

Parking in Worcester Park, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Can a landlord with a rental near Worcester Park station book a roof survey?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details.

Can you survey in bad weather?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

How do you inspect a chimney without scaffolding?

We look from ground level, from windows and from the loft where it is safe. A drone inspection is part of the Premium Survey where it applies. Any area we couldn’t view is noted.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

What happens after the survey?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Keep the report to compare against at the next survey
  • Photograph damp patches with the date
  • Check unused flues are capped with ventilation
  • Find out whether changes to a stack need permission

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

Roofs, chimneys and gutters in Worcester Park

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses like Fitznells Manor, about 1.5 miles south, show how far back building in the area around Worcester Park goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Worcester Park station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live near a park such as Hogsmill LNR, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you look after a shop, office or commercial unit, for example near The Ashley Centre, a dated report on the roof is useful for planning and for any lease discussions.

What a survey costs

Several things affect the price of a survey:

  • Which survey package you book
  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

We’ll typically ask about:

  • The style of property, from a terrace to a block
  • Any deadline, such as an exchange date
  • Any photos you have, taken from the ground or a window
  • Access details, such as a loft hatch or a shared roof

For a price for chimney surveys in Worcester Park, phone 07833 053749 or drop us an email. Some details about the property and the roof help us price the survey accurately.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Why act early in Worcester Park

Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a roofer. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
