What we look for on each type of roof

Rendered stacks

Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

Chimney survey in Cuddington

For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photos and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. If you’ve noticed damaged chimney pots and cowls and frost-damaged brickwork on the stack, we can find out what’s behind it, on flaunching, chimney pots and cowls and brick chimney stacks alike.

In a small place like Cuddington, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Checking the roof from ground level

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Cuddington questions

Is my home in Cuddington listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you survey roofs for landlords with property near Cheam station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How do you inspect a chimney without scaffolding?

We look from the ground, from windows and from the loft where it is safe. Where applicable, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.

How long is the visit?

Time on site depends on the roof; most visits take about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. The report is sent afterwards by email.

Our stack is shared. Can you still survey it?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

Why get it checked now?

A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take roughly 1–2 hours at a house, as part of a look at the roof around the stack. Somewhere as small as Cuddington, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. You get a written report with photos and our recommendations.

How to prepare

  • Show us where any leaks or stains appear
  • Keep pets out of the way during the survey
  • If it isn’t your property yet, arrange access through the agent

Local roofs in Cuddington

Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Practical tips

Over many surveys, some simple habits stand out:

  • Book a sweep for flues that are in use
  • File photos of the stacks with your home records
  • Don’t use a ladder to reach the stack yourself
  • Find out whether changes to a stack need permission

You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo so anyone reading it can see what we saw.

Look at your chimneys from the ground now and then, particularly after strong winds. With binoculars, you can frequently see cracked flaunching or lifted lead.

Common roof problems in Cuddington

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

A survey can pick up problems like:

  • A chimney out of line
  • Redundant stacks capped without ventilation
  • Damp on a chimney breast inside
  • Gaps where the stack meets the roof

If you run a business near The Ashley Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Before you book any roof surveyor
