How a chimney survey works in Surrey

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. You get a written report with photographs and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We’re often asked to look into loose, cracked or missing pots and frost-damaged brickwork on the stack, on chimney pots and cowls, chimney breasts and flaunching.

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take roughly 1–2 hours for a house, and more on a big or complicated roof.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

Homes and roofs across Surrey

In Surrey, our chimney surveys work takes in owners, landlords and managing agents, from Guildford, Woking and Camberley to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.

London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones. Each roof in Surrey is checked with its age and materials in mind.

Guildford: If you live in an older home near Church of St John the Evangelist, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Landlords with a home close to London Road (Guildford) station may find that the gap between tenancies is a good time to have the roof looked at.

Honest limits

In fairness, a roof survey has limits:

  • A structural engineer’s assessment
  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
  • Conditions inside walls

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Different roofs, different checks

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. We record what we see with photos.

Rendered stacks

Cracked render can let water in and trap it behind. We record any cracking and where it is.

Landlord and commercial surveys in Surrey

Freeholders and residents’ companies use a roof report to plan and budget.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Signs you need a chimney survey

Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which is one reason stacks start to lean.

Here are some of the things we see often:

  • Worn or missing pointing
  • Flashings pulling away from the stack
  • Gaps in the mortar around the pots
  • Pots or cowls that look unsafe

Your questions about chimney surveys in Surrey

Is Surrey in your area?

Yes. Our area covers London and South East England, and that includes Surrey.

Does the weather affect the survey?

Light rain doesn’t normally stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Should I worry about a leaning stack?

Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can confirm whether it is stable.

How quickly is the report sent?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know as you book.

How do I book a survey in Surrey?

Simply phone 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date.

Do you inspect shared chimneys?

Yes. We inspect whatever is safely visible and what you give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.
