When to book a survey in Ockley

Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. Failed flashings are one of the most common causes of damp around chimneys. Lead flashings can also be stolen.

A survey can pick up problems such as:

  • Mortar washing out of the joints
  • Flashings pulling away from the stack
  • Damaged chimney pots and cowls
  • Frost-damaged brickwork on the stack

For landlords with property near Ockley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What to check before booking

  • Whether the roof space is looked at, where there is one
  • Whether you get a written report with photos
  • What’s outside the scope of the survey
  • Is there a chance to talk the report through?

What’s in a roof survey

How a chimney survey works in Ockley

Our chimney survey covers the stack and the details that keep water out around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there is safe access. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. We survey chimney pots and cowls, brick chimney stacks and flaunching, and people most often book us about spalled or crumbling bricks and redundant stacks capped without ventilation.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What affects the cost of chimney surveys

Prices vary from roof to roof, and it comes down to:

  • The shape of the roof and its details
  • Height and safe access
  • If the survey needs thermal imaging or a drone
  • Which survey package you book

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your survey before booking.

Booking your survey

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Access details, such as a loft hatch or a shared roof
  • What’s prompted the survey
  • Your timetable, like an exchange date
  • The address and postcode of the property

Getting a price is simple: just ring 07833 053749 or email us, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.

What a chimney survey doesn’t cover

It helps to know what a survey won’t do before booking:

  • Hidden sides of a shared stack
  • Whether the flue is safe to use
  • What’s inside the brickwork or behind render, without opening up

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

What we look at

  • Brick chimney stacks
  • Flaunching
  • Lead flashings
  • Chimney pots and cowls
  • Chimney breasts
  • Shared and party-wall stacks

The survey, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes between one and two hours on an ordinary house, and longer for a large or complex roof. In a small place like Ockley, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Before the survey

  • If you’re buying, let the agent know when we are coming
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Keep pets in another room

Chimney surveys in Ockley: local notes

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Homes near green spaces such as Wallis Wood can get more leaves in their gutters in autumn. If you live in an older home near St John's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Ockley is about 6 miles north of Horsham, in Surrey. We survey roofs in Ockley as part of our work across London and the South East. Ockley is one of the places in Surrey where we work for chimney surveys. Crawley is in our area too.

Different roofs, different checks

Brick stacks

Many older stacks were built with lime mortar. Repairs should suit the original materials, which we mention where relevant.

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. We check for lifting, splits and gaps in the joints.

FAQs for Ockley

Is Ockley within the area you cover?

Yes. Ockley is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can a landlord with a rental near Ockley station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Is a leaning chimney dangerous?

A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.

How much does a chimney survey cost in Ockley?

Chimney survey starts from £150, including VAT. We confirm the price for the job before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or send us an email.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

What’s the best way to book?

It’s easiest to call 07833 053749 or send us an email. Let us know the address and a little about the roof. We survey seven days a week.

What if it rains on the day?

It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Find out whether changes to a stack need permission
  • Look at the chimneys with binoculars after a storm
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Book a sweep for flues that are in use

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Get small mortar repairs done while they’re small. It is far simpler than rebuilding a stack later.
