Roof surveys for homes and businesses in Ockley

Our roof surveys cover Ockley and the wider South East. Visits run on weekdays and at weekends. We are insured for professional indemnity and public liability, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, phone 07833 053749 or use the contact form. If you are worried about cracked or blistered flat roof coverings and loose chimney pots, we can find out what’s behind it, on lead flashings, the roof space and ridges, hips and valleys alike.

Somewhere as small as Ockley, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

We keep jargon out of it: if work is needed, the report says so clearly.

What affects the cost of roof surveys

Survey packages start from £150, including VAT. The price for your roof depends on:

  • The shape of the roof and its details
  • Commercial roofs and larger buildings
  • The size of the roof
  • Whether you choose the Basic, Standard or Premium Survey

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

There’s no need for technical words. It’s enough to let us know:

  • Any photos you have, taken from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you are ready.

Roof surveys around Ockley

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the covering helps explain which parts of a roof are likely to need work first. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand.

For an older house near a landmark such as St John's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. If you live near a park such as Wallis Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Ockley is about 6 miles north of Horsham, in Surrey. Houses, flats, blocks and commercial buildings in Ockley can all book roof surveys, with a written report and photographs every time. Ockley is one of the places in Surrey we cover. You can also see our page for Crawley.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. In a hamlet or village like Ockley, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How to prepare

  • Note where any stains or damp appear
  • Mention any parking restrictions on your street
  • Clear the way to the loft hatch

How to book

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or send us an email.

How the survey changes by roof type

Flat roof coverings

A felt roof often lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We look for the likely route in.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • What’s under the slates, tiles or felt
  • A structural engineer’s report
  • The condition of the rest of the building (that is a RICS home survey)

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey. What our survey covers.

What this survey covers

  • Lead flashings
  • The roof space
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate
  • Flat roofs
  • Ridges, hips and valleys

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Questions from Ockley

How do I find out if my home in Ockley is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Ockley?

We do. A small place gets exactly the same survey as a big one.

Will you check the loft?

Normally, if there’s one and it can be reached safely. The roof space can show things the outside cannot, like damp timbers, staining or daylight.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Will you climb onto the roof?

Only when it’s safe. We also use views from ground level, windows and the loft space, and Premium includes a drone where it applies.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, like serious sagging, we will say so. Our survey isn’t a structural engineer’s report.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

When to book a survey in Ockley

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

People normally book a survey when they’ve noticed one of these:

  • Ridge tiles that have lifted or moved
  • Lifted, split or missing lead flashings
  • Slipped, cracked or missing slates and tiles
  • Gutters that overflow in heavy rain

Landlords with a home close to Ockley station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Choosing a roof surveyor

  • Whether VAT is in the quoted price
  • How much experience they have with roofs like yours
  • Will they check the loft as well as the outside?
  • Which viewpoints they use to see the roof
