Pre-purchase roof survey in Ockley: what you get
A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey isn’t a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. The two sit side by side if you want the fullest picture. If you’ve noticed blistered or split felt on a flat roof and blocked or leaking gutters, a survey will tell you what’s going on, on chimney stacks, gutters and downpipes and the roof space alike.
In a village or hamlet like Ockley, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips from our surveys
You do not need to be a roofer to help. Here’s what helps most:
- Look for fresh paint on upstairs ceilings at viewings
- Share the report with your solicitor
- Ask whether there are papers for past roof work
- For a flat, check who is responsible for the roof
If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s, and we can’t promise any result.
Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

Landlord and commercial surveys in Ockley

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the roof, with photos, useful for planning maintenance.
Pre-purchase roof surveys around Ockley
Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. For a purchase or a newly finished roof, the materials decide which details matter most. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
If you own a rental within reach of Ockley station, a roof report gives you a clear picture before you buy or settle up with a roofer. If your house is among the older ones in the streets near St John's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Ockley questions
Do you cover smaller places like Ockley?
Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Do you cover Ockley?
We do. The survey and report are the same in Ockley as anywhere else.
How do I arrange a pre-purchase roof survey in Ockley?
The quickest way is to call 07833 053749 or drop us an email. Give us the address and a few details about the roof. Surveys run seven days a week.
Will you need to get into the loft?
Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is usually arranged through the agent or seller.
Is a roof survey worth having alongside a home survey?
It’s your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
Do you go up on the roof?
Only where it’s safe. Many roofs can be seen well from windows, vantage points and the loft.
What if it rains on the day?
It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.
What happens on the day
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as Ockley, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- Once your offer has been accepted, you book and give us the address and your timescale.
- Access is arranged through you, the agent or the seller.
- The roof is inspected from each safe vantage point, inside and out.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- You receive a written report with photos and recommendations to read before exchange.
Before we arrive
- Note where any stains or damp appear
- Make sure we can get to the back of the property
- If you are buying, let the agent know when we are coming

Chimney stacks
A leaning stack, cracked flaunching or crumbling pointing can all need work. We photograph them so you can raise them before exchange.
Gutters and parapets
The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs, along with fascias and soffits.
Why act early in Ockley
A mortgage valuation is not a roof survey. It looks at whether the property is suitable security for the loan, and it will not look closely at the roof. Our survey is done for you. Around Ockley, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
