Pre-purchase roof surveys for Beare Green homes and businesses

Pre-purchase roof survey in Beare Green

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, inc. VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. All three include a written report with photos and recommendations. If you’re worried about blocked or leaking gutters and standing water on a flat extension roof, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Beare Green, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

The survey, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. In a hamlet or village like Beare Green, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Keep pets inside or away from the areas we’re looking at
  • If you are buying, check with the agent that we can get in
  • For flats, make sure roof access has been agreed

Related advice

Do you need a pre-purchase roof survey in Beare Green?

Blocked or leaking gutters do damage that is not obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.

Things that frequently lead to a survey include:

  • Blistered or split felt on a flat roof
  • Slates or tiles that have slipped or gone
  • Flashings that have lifted or split
  • Damp timbers or stains in the loft

If you own a rental within reach of Holmwood station, a written report helps before buying a rental or paying for a new roof on one.

Choosing a roof surveyor

  • Is VAT included in the price?
  • Which limits apply to the survey
  • What experience they bring
  • Whether the loft space is looked at, where there is one

What to expect from a roof survey

Pre-purchase roof surveys in Beare Green: local notes

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If your house is among the older ones in the streets near Church of St Mary Magdalene, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Ask for loft access on the day
  • Mention any deadline when you get in touch
  • Ask the seller about past roof repairs
  • Arrange the survey as soon as your offer is agreed

With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s, and we can’t promise any result.

Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

Different roofs, different checks

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack.
