Roof surveys across RH5: what to expect

Our roof surveys cover RH5 and the wider South East. We carry out surveys on weekdays and at weekends. We’re insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, ring 07833 053749 or email us. We survey ridges, hips and valleys, natural slate and chimney stacks, and common reasons people get in touch are cracked or blistered flat roof coverings and worn lead at chimneys and abutments.

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It normally takes about one to two hours for most homes, depending on how many separate roofs there are.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Homes and roofs across RH5

Across RH5, from Dorking, North Holmwood and Pixham outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.

Our area covers London and South East England, including RH5. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.

North Holmwood: For landlords with property near Dorking West station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Historic houses such as Polesden Lacey, about 3.8 miles north-west, show how far back building around North Holmwood goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

Different roofs, different checks

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Loose or missing tiles there let rain into the wall.

When you need someone else

It’s a careful look at the roof, not the whole story. The main limits are:

  • The condition of the rest of the building (that’s a RICS home survey)
  • An exact number of years the roof has left
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Tips that help

These tips come from what we see on roofs every week:

  • Check the roof from ground level after storms
  • Have details of recent roof work to hand
  • Mention any flat roofs as well as the main roof
  • Stay off ladders and the roof

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. That helps you decide what to do first.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

What happens if roof problems are left?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right.

Questions to ask before you book

  • How long they’ve been surveying roofs
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What the survey won’t cover

FAQs for RH5

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

Do you go up on the roof?

Where it is safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What do you check on a roof survey?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there is safe access. The report includes photos and recommendations.

How long does the visit take?

The visit normally takes about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. We’ll give you an idea of timing as you book.

How long have you been surveying roofs?
