Roof surveys for homes and businesses in Mickleham

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: a careful look, then a clear written report. Visits run on any day of the week, so it is easy to find a day that suits. If you are worried about leaning or weathered chimney stacks and gaps in the roof where coverings have gone, a survey will tell you what’s going on, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Different roofs, different checks

Chimney stacks

We look at the stack itself, and it isn’t a flue or gas safety check. We’ll tell you if the flue needs a specialist.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles.

Mickleham homes and their roofs

Historic houses such as Polesden Lacey, about 2.4 miles west, show how far back building in the area around Mickleham goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Take an older house close to Church of St Michael: old fixings, lead flashings and tall chimneys are typical of older roofs. Living close to Norbury Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Questions from Mickleham

Will you come out to Mickleham?

Yes. Mickleham is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does a conservation area affect roof work in Mickleham?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you climb onto the roof?

Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.

Can you look at a roof that is joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

Do you give a life expectancy for the roof?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

How experienced are you?

More than 5,000 surveys over 20+ years.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

What a roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A promise that the roof won’t leak in future
  • Faults hidden behind ceilings or boarding

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey. The full list of what we check.

What this survey covers

  • Lead flashings
  • The roof space
  • Chimney stacks
  • Ridges, hips and valleys
  • Flat roofs
  • Natural slate
  • Clay and concrete tiles

The survey, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about one to two hours for most homes, depending on how many separate roofs there are. In a hamlet or village like Mickleham, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Getting ready for the survey

  • Let us know where we can park nearby
  • Let us know about any leaks, stains or damp patches you know of
  • For flats, check roof access has been agreed

Book a survey

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or drop us an email.

Advice

Surveys for landlords and agents in Mickleham

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which can make access easier.

Signs you need a roof survey in Mickleham

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.

A survey can pick up problems such as:

  • Leaking gutter joints and downpipes
  • Ponding, splits or blisters on flat roofs
  • Valley linings that have cracked or split
  • Ridge tiles that have lifted or moved

For landlords with property near Box Hill & Westhumble station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What to check before booking

  • How much experience they have with roofs like yours
  • Whether the loft is part of the inspection
  • How soon the report will arrive
  • What the survey won’t cover

What to expect from a roof survey

What affects the cost of roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Extra roofs, like extensions, dormers or garages
  • Whether thermal imaging or a drone is needed
  • Whether it’s a home or a commercial building
  • The package you choose: Basic, Standard or Premium

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

Helping us price your survey

You do not need to know any roofing terms. It is enough to let us know:

  • The kind of building and roof involved
  • Where any leaks, stains or damp patches show inside
  • The address and postcode of the property
  • What made you get in touch
