Roof survey in Westhumble: what you get
Our roof surveys cover Westhumble and the wider South East. Visits run seven days a week. We’re insured for professional indemnity and public liability. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, phone 07833 053749 or drop us an email. We survey lead flashings, ridges, hips and valleys and flat roofs, and the problems we are asked to look at most are slipped, cracked or missing slates and tiles and ponding, splits or blisters on flat roofs.
Older buildings in small places like Westhumble may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

What affects the price in Westhumble
When we price a survey, we consider:
- How tall the building is and how easy the roof is to see
- House, block, shop or office
- The number of roofs, including extensions and garages
- The package you choose: Basic, Standard or Premium
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

The survey, step by step

Advice
Why act early in Westhumble
Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We check them before they cause trouble. In a place like Westhumble, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Westhumble: your questions answered
Does a conservation area affect roof work in Westhumble?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you come out to Westhumble?
Yes. Westhumble is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Do you give a life expectancy for the roof?
We do not put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
Can you inspect a terraced or semi-detached roof?
Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime. Let us know your preferred days as you book.
What this survey cannot tell you
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Asbestos testing of any kind
- A structural engineer’s report
- Walls, floors and services below the roof
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.
What this survey covers
- The roof space
- Natural slate
- Chimney stacks
- Lead flashings
- Clay and concrete tiles
- Ridges, hips and valleys
- Flat roofs
Before and after the survey
Some practical points come up on survey after survey. They apply to most roofs:
- Tell us about any leaks or stains you’ve seen
- Ask about a flat roof on an extension or garage too
- Take photos of any leaks as they happen
- Leave roof access to professionals
We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.
DIY checks: what’s safe
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Roof surveys around Westhumble
The wider area around Westhumble has a long history of building, with Polesden Lacey about 1.8 miles west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
Homes near green spaces like Norbury Park can get more leaves in their gutters in autumn. Take a building like The Ashcombe School: a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of Box Hill & Westhumble station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
