Roof survey in Great Bookham, Surrey
Roof surveys in Great Bookham, with over 20 years’ experience behind it. Every survey ends with a written report and photographs.
- Blocked, sagging or leaking gutters
- Cracked mortar along the ridge
- Slates or tiles that have slipped or broken
How a roof survey works in Great Bookham
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. If you’re worried about gaps in the roof where coverings have gone and cracked mortar along the ridge, a survey will tell you what’s going on, whatever the roof.
Trees around homes in smaller places like Great Bookham drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

What a roof survey does not cover
Some things cannot be seen without opening up the roof, and that sets some limits:
- A structural engineer’s report
- A promise that the roof will not leak in future
- Defects hidden under coverings or inside walls without opening up
If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before you book. What our survey covers.
What this survey covers
- The roof space
- Natural slate
- Lead flashings
- Ridges, hips and valleys
- Chimney stacks
- Flat roofs
- Clay and concrete tiles
How the survey works
The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit usually takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. Parking around Great Bookham is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.
- You let us know about the property and any concerns.
- We arrange a day that suits you, including weekends.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- Every part of the roof is checked and photographed.
- We email a written report with photos and recommendations.
How to prepare
- Point out any leaks or damp patches
- Make sure we can get to the back of the property
- Have any questions written down, so nothing gets missed

What we’re asked to look at in Great Bookham
A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.
Problems we come across often include:
- Crumbling chimney pointing or cracked flaunching
- Cracked mortar along the ridge
- Blocked, sagging or leaking gutters
- Debris building up in roof valleys
Take an older house close to Church of St Nicolas: old fixings, lead flashings and tall chimneys are typical of older roofs.
Before booking any roof surveyor
- Whether VAT is in the quoted price
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Will the report include photos?
- What experience they bring
Before and after the survey
From years of surveys, a few habits stand out:
- Keep the report with your property records
- Clear the loft hatch area before we arrive
- Keep a record of damp patches and dates
- Include dormers, porches and garages as you book
If you need work done, the report gives roofers a clear brief. The photos show what we found and where, so their quotes cover the same ground.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
Landlords, agents and block managers in Great Bookham
If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or drop us an email with the addresses.
If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which helps when tenants work during the week.
Checking the roof from ground level
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Roof surveys around Great Bookham
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
Polesden Lacey lies about 1.6 miles south, so building around Great Bookham goes back a long way. Older homes in the area may have roofs that need matching materials when work is done. Anyone responsible for a site like The Dawnay School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Common questions in Great Bookham
Is Great Bookham within the area you cover?
Yes, Great Bookham is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Is my home in Great Bookham listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
How long does a roof survey take?
It typically takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it when booking and we’ll explain what’s needed.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.
