How a roof survey works in KT22
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. Common reasons to book are water stains on rafters and ceiling joists and standing water on a flat roof, across chimney stacks, ridges, hips and valleys and flat roofs.
Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We look at the roof from each safe vantage point outside.
- Inside, we check the loft space where there’s safe access.
- We email a written report with photographs and recommendations.

Roof surveys across KT22: local notes
KT22 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in KT22.
London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones. That variety shapes every survey in KT22.
Leatherhead: Trees in and around River Mole LNR shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Historic houses such as Polesden Lacey, about 3.4 miles south-west, show how far back building around Leatherhead goes. On a period home nearby, the survey separates sound original work from tired later repairs.
Signs you need a roof survey
A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors.
Here are some of the things we see often:
- Gutters that overflow in heavy rain
- Water stains on rafters and ceiling joists
- Loose chimney pots
- Flashings that have come away from the wall
What you can safely check yourself
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
Useful tips for KT22 property owners
Here are a few things we’d tell any owner, before and after a survey:
- Stay off ladders and the roof
- Hold on to the report for future surveys
- Mention any flat roofs as well as the main roof
- Move stored items away from the loft hatch
Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year, and whether work has done its job.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
Roof by roof
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in.
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.
Honest limits
We only report what can be seen safely on the day, so there are some things a survey cannot cover:
- An exact number of years the roof has left
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report
Questions from KT22
How long will you be at the property?
Allow about one to two hours for most homes, depending on how many separate roofs there are. We’ll give you an idea of timing when booking.
Will the report say how many years my roof has left?
Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.
Do you work in KT22?
Yes. We carry out roof surveys in KT22.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
How much is a survey?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.
What’s covered in a roof inspection?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
How do I book a survey in KT22?
To book, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
