Thermal roof survey in Leatherhead: what you get

Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when booking, and the report explains how the conditions on the day affected the results. If you’ve noticed leaks far from where the stain appears and wet insulation beneath the membrane, a survey will tell you what’s going on, whatever the roof.

Before any drone flight in a town like Leatherhead, the airspace is checked on the Drone Safety Map, including zones around airports and prisons. We fly a sub-250g drone and hold a CAA Flyer ID and Operator ID. Neighbours’ privacy is part of planning every flight. Flights stay below 120 m (400 ft) and within sight, as the open category requires.

After the visit, you get a report with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

FAQs for Leatherhead

Does a conservation area affect roof work in Leatherhead?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is Leatherhead in the area you cover?

Yes, Leatherhead is within the area we cover. We survey roofs across London and the South East. You can phone 07833 053749 or drop us an email with the address and a few details.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Do you survey on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

What can thermal imaging tell me about my roof?

It records surface temperature across the roof. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, which we then check with moisture readings.

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a home in Leatherhead, the main things we need are a way into the loft, a route to the back garden and somewhere to park. If you will not be there yourself, let us know who will let us in.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Common roof problems in Leatherhead

Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. A thermal survey, checked with moisture readings, can give a much clearer picture.

These are some of the problems a survey can pick up:

  • Wet areas near outlets and upstands
  • Water that travels before it shows
  • Gaps in loft insulation
  • Heat escaping through the roof

If you look after a shop, office or commercial unit, for instance near The Ashley Centre, thermal images can show trapped moisture across a wide commercial roof.

What to check before booking

  • Their insurance cover
  • What follow-up you get after the report
  • How long they’ve been surveying roofs
  • Their drone registration, if they fly one

What a roof survey includes

Why it’s worth a survey now in Leatherhead

A poorly insulated roof loses heat year after year. The camera can point to gaps and thin areas in the insulation, so improvements can go where they’re needed. Once water reaches the loft insulation in a home in Leatherhead, it loses much of its value and is slow to dry. That’s an extra cost on top of the roof work itself.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

What you get with us

  • Independent findings on the roof’s condition
  • Surveys seven days a week
  • Drone flown under a CAA Flyer ID and Operator ID
  • PI and public liability insurance

How the survey changes by roof type

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. Wet boards can show as temperature differences on the images.

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. The camera can help show where to look.

What this survey cannot tell you

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Clear results when the conditions on the day are poor
  • Proving moisture from the images alone
  • A structural engineer’s assessment

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.
