Thermal Roof Survey in Great Bookham
Thermal roof surveys across Great Bookham, with over 20 years’ experience behind it. Every survey ends with a written report and photographs.
- Water that travels before it shows
- Gaps in loft insulation
- Areas of a flat roof that may hold water
Roof by roof
Parapets, valleys and junctions
When valley or parapet gutters overflow, water can get into walls and ceilings. Thermal images, checked with moisture readings, can help trace it.
GRP fibreglass roofs
Cracks in GRP can let water into the boards beneath. We combine a visual check of cracks with the thermal images around them.
Thermal roof survey in Great Bookham
Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where applicable, structural analysis and a report on the same day. There’s an in-person consultation as well, plus a follow-up 12 months later. To book, just phone 07833 053749 or email us with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. We survey commercial roofs, insulated roof spaces and flat roofs, and people most often book us about leaks that are hard to trace and missing or slipped insulation.
Around Great Bookham, older homes can have thin loft insulation and later additions with roofs of their own. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Can I check my roof myself?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
Drones, thermal imaging and Great Bookham roofs
The wider area around Great Bookham has a long history of building, with Polesden Lacey about 1.6 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Steep or complicated roofs are often hard to see from ground level, which is where aerial photos and thermal images help.
Take a building like The Dawnay School: a view from above covers a wide roof far faster than walking it. Take an older house close to Church of St Nicolas: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps.

Useful tips for Great Bookham property owners
Small things make a difference. Our tips:
- Talk to us about the weather when booking
- Keep a record of when stains appear
- Check from ground level or a window, never by climbing
- Use the report as a baseline for later checks
We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.
Consider a repeat survey after major work on the roof, when the conditions are suitable.
How it works
Every roof is different, but as a rough guide the survey takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. If you have questions on the day, just ask. A visit to Great Bookham is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it’s safe.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Before the survey
- Tell us where we can park nearby
- Point out any leaks or damp patches
- Keep pets in another room

Your questions about thermal roof surveys in Great Bookham
Is Great Bookham within the area you cover?
Yes, Great Bookham is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
How do I find out if my home in Great Bookham is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.
Is thermal imaging useful on pitched roofs?
On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.
Can you check my loft insulation with a thermal camera?
It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it’s colder outside. Where we can reach the loft safely, we check there too.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Readings unaffected by sun, shade or reflections
- Seeing water directly, as the camera shows temperature, not moisture
- A structural engineer’s assessment
If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.
