Thermal roof surveys in Guildford

Landlords, agents and block managers in Guildford

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Landlords and agents in Guildford book surveys as well as householders. A photo-illustrated written report gives you a clear record of the roof.

Thermal roof surveys for homes and businesses in Guildford

Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so the findings do not rely on the camera alone. We survey loft conversions, ceilings below the roof and insulated roof spaces, and common reasons people get in touch are heat escaping through the roof and cold spots on ceilings under the roof.

Weather decides a lot: drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day with a dry roof and little wind. In Guildford, as anywhere, the forecast plays a part in when the visit happens. Some parts of a visit, such as a look in the loft, don’t depend on the weather.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

What a thermal roof survey does not cover

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • Confirming water without moisture readings
  • The condition of timbers we can’t see
  • Structural calculations, which need a structural engineer

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Why get it checked now?

A damp patch that keeps coming back usually has a cause that hasn’t been found. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. Roof faults in Guildford, as anywhere, rarely fix themselves: one loose tile lets in water, which weakens the battens and loosens more. Early action is typically the cheaper option.

Prices quoted always include VAT, and the report is not charged as an extra. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Visits in a place the size of Guildford range from flats and family homes to offices and blocks. Access is the part that changes most from one building to the next, so it is agreed before the day. Weekday and weekend visits are both available.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices
  • Jot down any questions you want answered

Flying and imaging in Guildford

With Guildford Castle about 0.9 miles south, Guildford sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

For site and facilities teams at buildings like Sandfield Primary School, big roofs are where photos from the air and thermal images show the most at once. If you run a hotel or guest house in or near Guildford, a roof problem can mean rooms out of use. If you live in an older home near Church of St John the Evangelist, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Common questions in Guildford

Do you cover Guildford?

We do. The survey and report are the same in Guildford as anywhere else.

How should I get ready for a visit in Guildford?

The main thing is access, inside and out, plus somewhere to park in Guildford. Let us know about known leaks or past repairs as well.

Can you do a thermal survey in any weather?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Will the survey show heat loss through my roof?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it’s warm inside and cold outside. We look from the loft as well, where there is safe access.

Can a thermal survey trace a roof leak?

It frequently helps show where to look. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings, as the camera alone cannot prove a leak.

Can you use a thermal camera on a sloping roof?

It can be useful, though pitched roofs are normally harder to read. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it is safe.

Useful tips for Guildford property owners

You do not need to be a roofer to help. What helps most:

  • Clear leaves from outlets and gutters each autumn
  • Use the report as a baseline for later checks
  • Move stored items away from the loft hatch
  • Leave the roof to people with safe access

Buyers can use the findings when talking to the seller or agent. It is your decision how to use it, whether you ask for work before completion or discuss the price.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.
