How a landlord roof survey works in Guildford

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders often want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format with photos and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. We survey gutters and downpipes, shared roofs and converted houses, and the problems we are asked to look at most are leaks into upper flats and ponding or splits on flat roofs.

In a place the size of Guildford, street trees and gardens shed leaves into gutters every autumn, and once a gutter blocks, water spills down the wall. Hidden valley and parapet gutters can overflow into the house itself. It’s one reason a roof is worth looking at as a whole, not just the obvious problem. Gutters, outlets and downpipes are worth checking once the leaves have fallen.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens if roof problems are left?

Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. A small defect on a roof in Guildford seldom stays small: a slipped slate or cracked ridge lets in water, water rots battens, and more slates or tiles follow. Early action is normally the cheaper option.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

  • The size of the roof

What we need to know

Before you get in touch, it is useful to have:

  • What made you get in touch
  • Where water is showing inside, if it is
  • Whether there is a loft hatch, a shared roof or tricky access
  • Pictures from the garden or a window, if you have them

To book a survey, call 07833 053749 or email us with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

The survey, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. A typical survey takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. Where a building in Guildford has a manager or access rules, those are sorted out before the day. At home, it is useful to clear a route to the loft and point out any stains or leaks. You then get a written report with photographs.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it’s safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Leave side gates unlocked
  • Tell us where we can park nearby

Landlords, agents and block managers in Guildford

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

Letting agents can arrange access with tenants. Surveys run on any day of the week, which helps when tenants work during the week.

Checking the roof from the ground

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.

Roof by roof

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. We check coverings, ridges, hips, valleys and flashings where it is safe to see them.

Gutters and downpipes

Gutters are a common source of leaks on blocks. Gutters, outlets and downpipes are inspected as far as can be seen safely.

Guildford questions

Do you cover Guildford?

We do. The survey and report are the same in Guildford as anywhere else, and visits run on weekdays and weekends.

Can a landlord with a rental near London Road (Guildford) station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How many surveys have you done?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Does the report help with maintenance planning?

Yes, many agents and freeholders use it that way. Surveying again later shows what has changed to keep your plan up to date.

Will you walk on the roof?

Only where it is safe to do so. We look at everything that can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.

Does the weather affect the survey?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

Can you survey at the weekend?

Surveys run seven days a week. To find a day that suits you, call 07833 053749 or email us.

Roofs, chimneys and gutters in Guildford

About 0.9 miles south lies Guildford Castle, a reminder of how long the area around Guildford has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Landlords with a home close to London Road (Guildford) station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near Church of St John the Evangelist, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you live near a park like Stoke Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.
