About our landlord roof survey in Egham
We survey let and shared roofs in Egham and across London and the South East. A visit typically takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Everything is inspected as far as it can safely be seen including by drone where applicable. You then get a photo-illustrated written report. We survey rented houses, shared roofs and blocks of flats, and people most often book us about leaks into upper flats and gutters overflowing onto walls.
In a town like Egham, older houses with slate or clay tile roofs normally sit alongside later estates with concrete tiles. Older homes often keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Roof by roof
Flat roofs on blocks and rear additions
Flat roofs are common over blocks, extensions and garages. We look for ponding, splits, blisters and tired upstands where we can see them safely.
Shared chimney stacks
Shared stacks need everyone involved to agree work, so a clear record helps.

Landlord roof surveys around Egham
With Frogmore House about 3.7 miles north-west, Egham sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you look after a building such as Manorcroft Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as St John's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Egham station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

How it works
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for a single let house, with blocks of flats taking longer. In Egham, many roofs join a neighbour’s, so we look at what can be seen of the shared parts from your side. It helps to know about previous repairs, leaks or recent work, so time on site goes where it’s needed.
- First, we confirm the scope and the purpose of the report.
- Access to flats and the loft space is arranged by you or your agent.
- Each roof is looked at from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- A written condition report follows to help you plan.
Preparing for the visit
- Keep pets out of the way during the survey

Advice
What we can’t see
Some things cannot be seen without opening up the roof, so a survey has limits:
- Responsibility under a lease
- Parts of the roof we can’t safely see or access
- Walls, floors and services beyond the roof
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.
Roof types and parts we check
- Flat roofs on blocks
- Gutters and downpipes
- Shared roofs
- Blocks of flats
- Rented houses
- Converted houses
Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Check your lease or ask a solicitor about who pays
- Make leak reporting easy for tenants
- Keep roof surveys on a rolling plan
- Put urgent roof work at the top of the list
Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey an in-person one.
Get gutters and roof outlets cleared at least once a year, especially on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.
DIY checks: what’s safe
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Egham: your questions answered
How do I find out if my home in Egham is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Can a landlord with a rental near Egham station book a roof survey?
Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
How much is a survey?
Landlord roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Will you fly a drone over my roof?
Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
What if it rains on the day?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.
